Except, why doesn't the render have a tower? Or is that still further north out of the picture frame? Edit: Looking at it, the tower would likely be out of frame anyways....

No kidding. This last stretch has been really irritating to deal with. Coming downtown has not been a pleasant experience for quite some time now

The Hendrix is only moderately okay because of the amount of glazing. You use that product on a building with almost done and it's going to look bad.

so the first developers have been named for Blatchford. Sales may start as early as this week.

Was slogging around the site today. the Energy centre is looking good and will be finished well before the first residences are started.

lol. $600,000 for a townhome and dealing with construction traffic for the next 30 years.

I paid substantially less for a 2 story 4 bedroom house in riverbend.

I believe they said they're starting at $425/sf up to $600/sf

Comparatively, you can get into a brand new, modern contemporary 3+3 townhouse just west in Inglewood for just under $300/sf. Just east of there, in Spruce Ave you can get into a brand new infill 3+3 house with a detached garage and finished basement for $265/sf, or a brand new well appointed half duplex in Westwood for $250/sf. And there are plenty of new infills available for sale in those three areas.

I wish them luck with Blatchford but we'll see who wants to take that plunge, in that area at that price. & deal with a decade or two of construction to boot.

I just paid $350/ sq ft for a very nice historic home in Westmount. I like the project but they may need to reduce the prices.

Renders look good for Blatchford but yeah with those prices it'll be a very long, drawn out development spanning decades.

I've noticed some geotech work being done at the proposed Winspear expansion parking lot out back for those curious.

Also, noticed that the for sale sign on this building

has a pending sign on it. A lot of potential with this building so hopefully it'll be repurposed soon.

If you're talking about the 4th St Promenade location, it's been subdivided into smaller spaces for ethnic restaurants. Tiffin (an Indian eatery) and some Japanese BBQ joint are opening soon.

City Market renders show the 2 buildings next door to the one being discussed as being a bakery/cafe and the larger one (Eds Pawn Shop) a brewery and that building as shown on google earth has a patio deck above it and a rather large angled glazing from the second floor. I can't recall what was in the Eds location previously.

that i do not know... there is no current historical designation to either of the two buildings that comprise the stovell block but i can't imagine it would be purchased to demolish when there is lots of vacant land in the immediate area.

having said that, the two storey building on the corner is actually an addition to the single storey building at the south end of the lot and will be the more challenging of the two to retain as the exterior walls weren't in great shape structurally for what we were considering. at the end of the day it would have been demolished and rebuilt incorporating and repurposing the original bank building. other uses might more readily be incorporated than what we were contemplating but it still won't be easy. this kind of work never is.

^I believe that they (the City) are pushing for the Stoval Block to be retained and 'designated'. Don't worry about the 'pending' sign either. The pending sign at our Substation project on 124 Street was on (and is still on) for months. Deal closes tomorrow though, development permit submitted.
