I also do know from a friend managing Fitler's co-working space that it is "full" and they are looking at more space across the street. Maybe this is it, and that co-working demand will help fill up this new building.

Finally! Yes, this is separate from the Brandywine proposal a few years back on the 2100 block of Market. This is the parking lot and empty lot on the 2200 block next to the 7-11 and Liberty Bar & Grill.

This, Brandywine's proposal one the 2100 block of Market, and PMC planning an apartment tower on the Trader Joe's lot - this area would be transformed! All that's left is PECO's lot. If they were smart they would sell it for a boat load but require all of their parking to be replaced in an underground parking garage by the developer.

I wasn’t aware that PMC was planning something here, any details you know of? Would be great if they made a better pedestrian connection to JFK with something to help activate the street as well.

Both? It will be 10 floors with ground floor retail and will encompass everything from the lot where the school was, to the corner, replacing the beer distributor and Rose Tattoo Cafe.

PMC Property Group bought the 23rd Street building for $9.7 million in 2014. The affordable housing agency ’s lease on office space expired at the end of last year. The agency’s nearby former headquarters at 2012 Chestnut Street is also undergoing redevelopment through a deal brokered in 2016 to put apartments in the building.

The 23rd Street swim club will be built atop several floors of offices and a 312-space parking garage for Aramark employees.

Yep. The outdoor pool will not be open till next summer. But most of Fitler Club will be open by the end of March, and the gym should follow by end of April. Quite a change for this stretch with this, the development on Market between 22nd and 23rd and the Brandywine development one block east. Hopefully all do get off the ground in the next several years. Fitler's pool is definitely happening. The Market Street developments themselves are somewhat more questionable but hopefully get off the ground.

Also mentions in passing Oliver Tyrone's 13th & Market project:

West Conshohocken-based developer Oliver Tyrone Pulver Corp. announced plans in late 2016 for a 38-story office tower at 13th and Market Streets, but never acquired the land where the project was to rise.

I rather like the Rose Tattoo Café building. I'd be a bit happier if they just built around it.

Re: the philly.com article on the possible 18-story building for Market Street, I found the statement mentioning Morgan Lewis possible relocation most intriguing.

The entire 1701 Market building is there's, plus about 5-6 floors in 1801, plus a data center and other amenities in the basement under 1701, in Suburban Station.

You are probably looking at enough square footage to get a very large tower built in CC or at Schuylkill Yards ... if all was consolidated into one location, plus consideration for future growth. Add in a mixed-use element... and it might be a supertall.

But big law firms usually look for cheapo rents (I think).

I used to work at Morgan Lewis. I do not see them being the anchor tenant of a large tower in CC. Schuylkill Yards in a KOZ and qualified opportunity zone may be more likely but still seems unlikely to me.

Man, I hope nothing happens to Rose Tattoo at its current location. That place is an institution way before all these developments happened. I remembered my college days and going on dates there. And, of course the food and beer was really good. I have walked pass it a few time in the last 6 months. I will have to grab a meal now.

WTF. 18 stories on Market St. I can wait. Didn't we all shit on 1919 Market for justing being over 300 ft. 18 story is like a stump. Sheesh.

There has only been, what, 3 high-rise office buildings built in Center City since 2000? Comcast 1, Comcast 2, and the FMC Tower. Am I missing anything? Everything else has been low rise. I'd be thrilled with an 18 story office building here.

Two, by your count. FMC Tower is University City/West Philly. But I hear what you are saying. I’m just not on board in the CBD with a 18 story bldg here. Probably spec building too and looking for a grant. Go higher with a residential or mix-used. Maximize this valuable lot when the right opportunity comes. Anything else is grossly underutilized.
