Also there’s not a skyline of 1.4 million or less in NA more impressive than Edmonton’s accept for Calgary. Alberta cities definitely punch above there size for skylines.

Like you said, it's next to an on ramp. That was my initial point - hence "immediate area". I did stay on Beach Crescent right across from George Wainborn Park 2 summers ago. It's pleasant but thin on charm. Just a bunch of condos, really. Some retail on nearby streets but I didn't come across anything interesting. That pretty much sums up my impression. I visited friends near the 4th Ave strip in Kitsilano and thought that was a much more charming and interesting area if that helps.

Bingo. Very few cities of our sizes have skylines/#high-rises anywhere near us... with the exception being SanFran, Denver and perhaps Boston. That said, many have more complete first rings.
