Personally I am a little meh on the design, but I am just glad something is finally getting built, even if the overall design is a bit underwhelming.

0.3 is pretty close to the rates provided in downtown Toronto - it's pretty good. I'm amazed they're that low in Hamilton to be honest - but I love having a car dearly myself, and I live in Toronto so I might not be the best judge on that one.

This is great news which gives me some hope for something special, but these early renders are very drab I hope they are simply just that "early renders" for massing. I would expect an Asian firm to make a big splash with their first North American project. Looking forward to seeing full colour final renders!

As for the decrease in parking I see no problem... with mass transit at it's door stop and a walk-ability score of 99 it's a non issue! The stacked parking is super cool!

I'll change it to Planning since I don't think they got the Committee of Adjustment approval yet. Also, I changed the number of floors from 30 to 31. I can't see the total height of the building so I kept it the same.

Developer wants to resurrect the plan to add a tower to the historic facade of the James Street South church.

The new owners of a historic stone church facade on James Street South will seek city permission Thursday to allow construction of an attached 31-storey condo tower.

Most of the former James Street Baptist church was controversially razed in 2014 by the previous owner in pursuit of a planned $80-million, 30-storey condo project dubbed The Connolly.

That project was placed in receivership in 2017 and eventually sold to Hue Developments and Investments Canada Inc. last year.

The new owners of the heritage-protected stone facade still have in hand the original conditional site plan approval from the city.

But an application to the city's committee of adjustment shows the developer is seeking variances to add an additional storey and more units to the planned condo tower. The newly proposed 31-storey tower would include 315 units, rather than the previous maximum of 259.

It is also seeking relief on parking requirements because of the additional units.

The developer still plans to incorporate the remaining stone church facade into the project.

The variance request is scheduled to be heard around 1:25 p.m. Thursday at City Hall.

For those interested, Hues Development got #HamOnt COA variances today to allow building a 31-storey, 315 unit tower attached to the facade of the former James St Baptist church. But, possible appeal floated by nearby developer.

Fengate, collective owner of 44 Hughson S, 75 James S and 9 Jackson E, submitted a late letter to COA essentially arguing proposed changes to unit numbers, parking relief are not "minor" and deserve "more fulsome public processing before council."

Well the committee signed off on it. So now we just count down 21 days and hope there's no appeal. They hope to start foundation work in the spring.

Not clear what Fengate's beef is here... is it the 22% increase in units, or because 31 storeys isn't 30? (despite the slightly lower overall height from 105.8 to 105.1). Parking shouldn't be much of an issue given what's available in surrounding blocks.
