I have a difficult time believing that construction on this would begin in May as per the tweet by the Councilor. They would have to go through the approval process and then sell a % before construction. They could technically begin marketing/selling just after the New Year, but depending on how strong sales are/by the time they get site plan approval- May seems very very early to me.

I guess we'll all learn more in time though.
I had heard that many purchasers had held onto their down-payment in the project, or would have first pick. I would assume that if shovels in the ground were promised by May, many previous buyers would be interested in re-purchasing in this location.

This will be considered a brand new development. I would be surprised if those who previously put a down payment on a unit in "The Connolly", would have first dibs on a unit in the new development.

It depends on if this location was the main priority of the original purchasers in the Connolly. For those, I can see them wanting to purchase at the same location again. I don't know if the location is the number one though. A lot has changed from when The Connolly first started selling to now. One of the largest variables will be the price point. When The Connolly first started sales, the real estate market was at a much different point.

For a developer to make the profit that they desire in this new market, prices will be a lot more than they originally were back then.

We'll have to wait for marketing materials and pricing, design, amenities before deciding what the main draw will be at this development.

Re: construction date in May

Everyone has different ideas about what construction really is. I bring this up because they never cleared the rubble on site and they absolutely could start that + other site prep in May and call it construction, even if it's not technically construction.

Edit:

Also take a look at this piece from Joey Coleman, has a lot of information on who is behind the development.

Thanks! I hadn't seen this article. It looks like it was posted about 14 hours ago.

I don't really know much about Hue Developments (The Developer). It's 2018 and for some reason, they don't even have a website yet?

LCH is the contractor here and they don't have an abundance of projects under their belt. It looks like their largest project is the 11 Storey "Merge" development in the Danforth.

Regardless, i'm sure they will do a good job. Eager to see renders soon.

Holy crap, couldn't believe it when I saw it.

But this project is moving forward.

There's an excavator on site (presumably to remove the rubble) and they've installed at least 200 Chinese New Year lanterns under the hoarding on James St.

I'll try to get pics tomorrow.

Does all the hoarding still say "Stanton Renaissance" and "The Connolly" etc?? Or have they taken that down too?

(great news that it's moving ahead though!)

Just got this email at work, which explains the lanterns:

Tonight we turn on an immersive light tunnel in honour of Hamilton, the Lunar New Year and a site that has been in the dark for too long. It gets dark earlier, stays cold longer and we trudge along sidewalks hoping to get home faster. Hamilton is invited for the month of February to take a detour through the light tunnel at 98 James Street S. and participate in this camera-friendly experience. People can walk through a 100-ft long tunnel filled with silk lanterns of bright colours, different shapes and sizes – from one foot to one metre – all in celebration of art, creativity and the Lunar New Year.

Designed by top Vietnamese developer Hue Developments, the installation is a preamble for their Canadian launch. Marking a new chapter with a simple “hello”, Hue Developments’ lantern installation offers their country’s symbol of artistic values to the creative landscape of Hamilton. Coming back home to Hamilton (more on this later) for their first Canadian project, Hue’s multi-residential project in partnership with Toronto-based LCH Developments is set to launch later this year.

Looks like they are cleaning up the site, perhaps they'll build a sales centre on-site.

This morning the excavator was moving dirt and rubble around for the soil testing to occur. Can't wait to see what they'll do next. I'd imagine they've rented the excavator for more than two days and will move on to getting all that rubble off site soon.

I'm so glad to hear of a new developer buying the site and already planning out a project. It'll be great to have this site filled.

Surprising news. Did a little sleuthing (with the help of my wife who's Vietnamese). This company (pronounced Hway with a rising intonation, not hue, as in colour) goes by the name Hoa Binh in Vietnam.

Been around a long time, publicly traded, associated with producing quality projects. This is their first foray into the North American market. They've dabbled a bit in Malaysia and Myanmar, it seems. I'm guessing they want to build up their credit a little so they can take a run at some big TO projects.
