Yep, I saved that one for many years. Probably still have it tucked away in some file cabinet. But I'm still pining for something in the 70+ stories category. Got all excited about 650 17th until that flamed out.

Isn't the demand for office space crazy high right now? Residential might be getting saturated but I thought that Denver had one of the highest office absorption rates. It seems like a lot of the commercial real estate is going outside of the CBD.

The old CenturyLink building on 15th street to be redeveloped. Per the Denver Business Journal:

A mostly-vacant 12-story office building at 930 15th St. is slated for a facelift after being purchased from CenturyLink (NYSE: CTL).

The property located at the corner of 15th and Curtis streets sold for $22.5 million in mid-January, according to Denver County public records.

The new ownership plans turn the 223,000-square-foot building into creative office space, according to a news release from investor Square Mile Capital Management.

The redevelopment will include “the addition of a floor-to-ceiling glass curtain wall system, elevator modernization, upgraded building systems, installation of parking stalls through the utilization of stackers, a remodeled lobby and tenant lounge, a new amenity deck with fitness center and rooftop terrace and a conference center,” the release said.

A site development plan describing these changes was filed with the city on Jan. 29.

Gensler Architects will be leading the design of the project.

An affiliate of Rialto Capital Management, a Miami real estate investment and asset management company, secured a $54.6 million loan from New York City-based real estate and investment management firm Square Mile Capital Management for the project.

“This was an ideal investment opportunity for us. Downtown Denver is a dynamic commercial office market that we find extremely attractive,” Matthew Drummond, the managing director of Square Mile Capital, said in the news release. “It’s also a market where the current demand for flexible creative office product is very strong. Rialto has a sterling track record and a compelling plan to meet that demand through the re-creation of this well-located boutique building.”

Wow... this is awesome! This building has been vastly underutilized and a dead spot so close to the Theater District. Glad to see this coming to life. Now if they can only do something with the Federal Reserve building.

I'd say they're all better than Denver's Moxy. That outdoor patio is nice, but the building itself looks like a design on a $5 pillow.

A $5 pillow? I don't even think you can find a $5 pillow at Walmart these days. Now, maybe you can buy a pillow for $5 at a garage sale, but who would want that?

The design really is not all that bad. I think it fits in well with the surrounding area. I've stayed at the Moxy twice now and I know the interior vibe doesn't make excuses for what may be considered a bad exterior design; however, I really enjoyed the quirky rooms, the outdoor patio and fire-pit and the loud rambunctious crowd in the bar.

I think San Diego's Moxy looks like an old tired SRO where a blind person screwed in those slats right above the entrance. Nothing against blind people...let's be clear about that.

Oh and Seattle's looks like an Aloft that's having a seizure.

Alas, that's my architectural critique for today.

Walmart had some $5 pillows specialled over the Holidays and for the record my pillows have nothing to do with any Moxy.

So far as your critique, I'd say you have a discerning eye.

Perhaps everybody's preoccupation with Moxy is why everybody missed this week's really big deal land purchase.

Since real palm trees don't do well here some steel crisscrossed palm trees should look very nice in that cold climate in north Colorado Springs (much like the ones sitting on the NE corner of 88th and Wadsworth in Westminster). In-and-Out will be a BIG hit there-I enjoy the ones around Sacramento (Sacto) very much.

I like the Seattle one because it packs some real punch for a building its size...140 rooms, no parking.

WTC guy in recent interview says groundbreaking in March in RiNo.

Now the big question, when the hell is that horrible grocery store block we already have going to be developed? brand new family dollar moved in so i guess it won't be soon. sad.

I'm excited to see 15th Street progress as a commercial corridor downtown with 1144, Block 162, and the upcoming remodel of 930 15th Street. I used to live downtown in 2010-2012 and 15th always felt relatively grungy compared to the other main streets.
