Might be because Callahan Capital Partners was acquired by Ivanhoe Cambridge. That would have delayed any further steps in the development process as they went through the acquisition process.

That would make sense. Their website doesn't even show TwoTabor on it: https://www.ivanhoecambridge.com/en/office-buildings/projects

But I guess that could be an effect from not transferring the project over yet.

Stop me if this gets said every real estate cycle, but kinda hoping T2 gets delayed until the next cycle so we can get some more serious height next time. Would love to see something tall enough to balance out the “big three” and expand the core skyline. Tabor 1 doesn’t stand out from most angles.

I’m really glad to hear that 1637 Blake Street is being redeveloped. There are actually two parking lots there. Hopefully this project incorporates both lots. It is such a “missing tooth” along Blake Street. Hopefully a new project is in the works for the corner of 17th and Blake as well. If the half block parking lot on Market Street between 18th and 19th ever gets built on then there are only a handful of corner parking lots spread around LoDo left. The two lots across from one another on Wazee at 16th, the lot at 15th and Blake (next to Kinko’s), and the lot at 18th and Wazee would be the few lots I would love to redeveloped eventually. I’ve always thought that the Jet Hotel could easily expand onto the adjacent lot (16th and Wazee).

This almost makes up for the loss of CH2M's HQ along the SE Corridor.

I don't think that is the case. The website for Two Tabor has the Ivanhoe Cambridge logo all over it. It took block 162 a fair amount of time to get off the ground. I would give T2 till this summer to get moving.

So walking to my go to coffee house today I noticed the Moxy hotel here in San Diego. It stuck out to me because the Denverfillin's latest post shows how disgusting the Moxy in Cherry Creek looks

compared to the one out here.

Wow, what makes it hurt even more is that the SD finished product even looks better than their renderings. That rarely happens in Denver.

The only thing I can think of here is this is part of the stadium district design to turn the parking lots around Mile High into a new district? However.... I was under the impression that was going to be focused mostly on the southern half of the parking lots, not the North half. Hence..... this is a bit confusing.

It is the property just south of Turntable. It is not owned by the stadium district.

Good to hear. It's like they looked at a quarter pie from South to West and not too far from home to pick from.

Speaking of CH2M, Kiewit also replaces them as an employee owned company.

Maybe it had to with financing. Denver one, they had to consider an exterior that was viewable from all four sides. San Diego they only really had to put money into one or two side as it looks like it’s in between two buildings. Agree the SD one looks better but I don’t think the in CC is as bad as you all make it out to be. And if they built a tall building on the other lot, you’d barely notice it.

I like the Moxy! Sure, It could have been better, but I think its nice addition along University/Josephine.

The Moxy is kinda cool at the ground level. With all do respect though, the building looks like it's made of drywall. Totally flat and the design seems uninspired. The San Diego building is glass, brick, metal and has very modern accents. I would venture to say it even pushes into looking high design compared to the Cherry Creek one.

Not directly tied to Denver. But... if Amazon suddenly decided NY is not a good fit for them based on local politics, perhaps they could split that up into smaller offices, maybe one in Denver....

A concept and site development plan for T2 was filed in March / May last year. It hasn't moved since. With 162 underway and 1144 still having a bit of space, I'm a bit skeptical of T2 getting off the ground.
