OK, if you don't have one leg shorter than the other, the City owns the strip of grass north of BK on the west side and could easily acquire part of the parking lot on the SE side.

Personally I hope they re-do that intersection with retaining walls and wider streets. It's a really bad intersection when busy, and turning southbound on Albert (from westbound on Sask Dr) is hard when the turning lane is only 1.5 cars long.

Sask Dr and Albert Street is the intersection with more accidents than any other in the city. I'm sure RPS will be pointing that out when they get involved.

I knew the city had bought up the northside of SaskDrive/Arcola from Broad to Winnipeg, but I'd heard T.Douglas House was the holdup. Did the NDP finally give in and sell?

The grassy boulevards in front of both TD House and the new Auto Body shop on the corner of Wpg and Sask. are owned by the City, as is the used car lot on the NE corner.

The fact that the City signed a long term lease with the used car lot betrays their intentions though...

Well yes, this is merely a contract for an engineering study. Even that won't be done for 2 years. As I said they have been talking about this for decades.

The city agreed to gift Lucy Eley Park to the YWCA for their new building. New build is $35M; Y figures they can leverage $22M from the province and fed govt. They are going to sell the old location. That is a big building; is that likely to be another teardown and empty lot?

This is the end of the Y's health and fitness programming at the main location according to their delegate at the meeting last night. No pool or gym in the new building.

The old building will be a tough sell. Best use is probably low income housing. There are tiny windows and no parking. What do you do with the pool, gym?, locker rooms? If it has significant deferred maintenance or structural issues, it will likely come down.

Regina finally banned front yard parking with a legitimate enforcement mechanism. We're not hillbillies. We don't need vehicles on lawns.

So was the argument "for" allowing parking on lawns the fact that people are not allowed to have extension cords cross sidewalks when they have to plug their cars in so they are parking on the lawn (assuming no driveway or driveway is full)?

No it is housing costs, especially for students. You might have 5 or 6 adults in a house with nowhere to park.

U of R campus restoration

For anyone who hasn't been over to the restored and expanded College Building at the U of R campus, it is well worth a visit! The addition of new (and the preservation of old) windows throughout the building allows beautiful views to the north of the city skyline, and to the south of Wascana Centre and the Legislative Building.

It was technically always against the rules, it simply had no enforcement mechanism.

Recent news regarding the ongoing Capital Pointe struggle. Hopefully this is the final nail in the coffin, but we've seen Capital Pointe survive worse.

If the lot is filled in or re-purposed, what would be your perfect infill development?

Personally I would love to see a massive residential tower much like Capital Pointe. I think Regina could benefit largely from a 20-story residential tower in the city centre, and I fully believe a successful large-scale project could be the kindling that starts the fire of Downtown residential development

Sounds good...if there was demand. You're not going to find many people willing to pay $500k for 850sq-ft units downtown these days, however.

I would not be surprised if Westgate appeals the Board decision....they just seem determined to stretch this "destined to fail" project along.

There simply isn't the demand for 20 storeys of housing anywhere in Regina right now, except perhaps as rental housing and even then I think it's a stretch. Maybe in a few years.

Victoria and Albert would be the logical place to put a high-rise hotel or office building, though. Really, it ought to be our Portage and Main, but aside from the Viterra building (which is pretty enough but not imposing), there isn't much there of any significance.

There is 100% a demand for downtown high rises apartments. Just at $250-$300k for a 900 square feet unit instead of $500k.

Saskatoon pulled it off. So can Regina.
