The location looks as if it should be somewhat protected from / outside of viewcones.

Edit, answered my own question.

This site is permitted up to 550ft on one half, and 500ft on the other.

At 387ft. this proposal is a disappointment.

So bizarre how other projects try their best to maximize the view cone limits (1133 Melville even reluctantly having its height reduced), yet other projects on sites that do allow higher buildings don’t take advantage on this...

Unless there is another factor at play? Limited by park shadowing??
The height is being maximized. It is limited by shadowing restrictions on Harbour Green Park (hence the slope of the building at the top).

Price Tags posted a 1964 pic (Fred Herzog) that included the "Berkeley Tower" the one that's the subject of renoviction accusations.

The building looks much nicer in its original colour scheme (beige and blue on the right).

Here's the building today:

Vancouver City Council are holding their first public hearing for rezonings - (some items are still being considered again tonight).

In Downtown they approved the Homer Office addition in 5 minutes, with no discussion.

They also approved a heritage designation of a Baclay Street house, and a new six storey infill at the back. They took six and a half minutes on that one - again no discussion - all in favour.

The downtown library was resplendent in lighting tonight. I presume for a movie or TV scene shoot. Too bad it couldn't be lit up like this all the time.

Good.

Small changes. But effective ones. I hope this starts something.

For extra revenue they would go against their own "principles": happens all the time.

Gotta say the library looks even more beautiful when lit up

^Thanks for the update. Amazing how quickly a building can go up when you don't have to dig a giant pit and build underground parking.

I was speaking with Jon Stovell the other day and the original proposal to the City was for 550 ft but the planning department introduced the shadowing restrictions during the process and the building was cut down.

Incredibly frustrating considering the shadows that prohibit the height are during the winter when very few people will be at the park and the sun is rarely out.

Well that is depressing.

The city took one step forward to just take two steps back.

So we could have had a new tallest office tower at 168m, instead we are getting another 115m-ish table top stub.

As I inquired before, are any of the identified higher building sites free of these new restrictions? Or was that entire process just a waste of everyone’s time?

1166 West Pender - Open House

New Coal Harbour Office Building Curves a Bright Future for Vancouver

1166 West Pender
One of the things Darren and I find most frustrating about the rezoning process is how long it can take. Not only does it add fuel to the housing crisis, but it worsens the office space shortage too. Ultimately, this means companies wanting to expand in Vancouver are forced, like its residents, to move elsewhere.

In this case, one of those delays was because the applicant had difficulty finding a venue to host an open house. In the seven months since the pre-application event, some major changes have been made. So, we were eager to see the updated proposal, and to find out what our city looks like from 31st floor of the Blue Horizon Hotel. Perhaps others realized that view would be blocked, both by the night’s stormy weather and the project boards, as only a few people joined us.

Feeling the sting too I see?

Well, let's add another one to make the table-top surface wider.

1166 West Pender, the project depicted above. It was neutered to 379 feet by the city's new shadow rules, which in the city's mind are more important than the efficient creation of job space in Vancouver's central business district.

The Central Heat (Creative Energy) Westbank office project has been submitted. Bjarke Ingles with HMCA Architecture. A bit more on the Changing City blog. Much more on the City website and images at vancouvermarket.ca.
