Nice places, but seriously, who's stupid enough to pay big bucks for a custom duplex? If you're going to spend that kind of money, get a real house.

It's a personal choice, but yeah a duplex is a poor man's version of a regular house, just as a condo is a poor man's version of a duplex. It's an alternative for people who can't afford the real deal.

All of the development around the airport increases the possibilities for the Aurora Business Park, which will likely remain on hold till the Green Line's phase 2 plans are released. My hope is that it becomes more of a business hub in the north, as opposed to light industry.

Was originally built by a couple that survived the Titanic disaster. Probably a decade or so ago it went through a massive expansion (the aerial view gives an idea of that expansion). The street view itself doesn't provide enough context for that expansion. Address is 2211 7th Street SW. Was the most valued property in Calgary till Baum leveled two homes in Pumphill to create the behemoth there. The values in Mount Royal have, of course, increased more than in Pumphill, so hence I figure the flip between #1 and #2 back to this Mount Royal property.

[EDIT]

Just checked the City assessment, and the home I identified above is not the most expensive. Not sure thus which would be the $20M home within Mount Royal. Was a different mega home built there in the last decade?

Meh.. tbh, those houses look 'typical' Not ugly or anything like that, but just very typical looking.

Here's some other custom homes that are better.

A classic style that's hard to tell if it's new or old.


A modern style, but not the typical modern style, it's got that extra zest to it.


A nice elegant simple home


Ultra modern with some flair


Fortress like



Estate like

I remember reviewing the listing multiple times when it last sold. There was value there for certain. Other than some issues with scale, lots there to like IMHO.

If I find some extra time maybe I’ll go through all the largest houses in MR and check their assessments. I’m curious to see what $20mil gets you.

The fortress like house is actually kind of a common one, it could be anywhere, but the last one is uncommon for sure. I'm pretty sure the last one is in Springbank on an acreage. The fortress one is from some place like Springbank Hill or maybe Wentworth or Elbow Springs.
