Thanks for always contributing delts145! I visited SLC last year and I'm planning to come back sometime in 2019. I wonder how much different it will be when I'm back.

Thanks Guys for being devoted lurkers. Appreciate you commenting every once and a while also. I see where hundreds visit the page every day, and that makes it worth the time to post the many updates of this booming area.

As always, a very special thanks to Isaac Riddle of Building Salt Lake, and also Mike Fife's great photography. These guys and love of the area and their urban/metro development updates makes it a joy to try and keep up with all the happenings.

It is #3 on the above link. There are 3 files included, Attachement A has renderings of the master plan for Block 67. The office tower is planned at 375', the Residential tower is 268' and the Hotel tower looks to be about 240'.

The Office, Residential and Hotel Towers all will share a common base.

The SLC Council usually does live streams the work sessions through their face book page for those that can't attend or view from home, so if you are able to have in a window while at work and want to follow along, it may be an option.

The planned decision date for the council to finalize the zoning on Phase 2 is: Tuesday, August 14.

Apartments rising east of downtown Salt Lake City

Residential growth continues in the Central City and East Central neighborhoods, just east of downtown Salt Lake City. There are five multifamily residential buildings with a combined 742 units that are either recently completed, nearing completion, or well underway within a six-block radius of downtown Salt Lake’s eastern boundary.

The Haxton

Liberty Blvd.

The Cowboy Partners’, 267-unit, Liberty BLVD apartment complex is almost complete with the north section leasing out and the south section in the final stages of construction.
The four-story project fronts 400 South to the north, 500 South to the south and 700 East to the west and replaces the former Wonder Bread facility.

Block 44

Construction is winding down on the Wright Development Group’s Block 44 apartments. The project occupies the majority of the block face on the north side of 400 South between 300 East and 400 East.
The seven-story structure will have 213 residential units in five floors over a two-story parking podium and replaces four buildings, including a former Sizzler restaurant.

4Forty7

The 4Forty7 Apartments is a six-story residential building that is under construction at the 400 East block of 100 South. The project replaces a small one-story commercial building
and will have 86 units in four floors above a two-story parking podium. The units will range in size from 400 to 650 square feet.

The Morton

At the eastern edge of downtown is The Morton, an eight-story mixed-use building under construction at the 200 South block of 200 East.
The project is by Seattle developers, Timberlane Partners, and will have 137 residential units above 1,400 square feet of ground-floor commercial space..

Marmalade/West Capitol area is booming

For the past three decades, Capitol West neighbors have worked to encourage new development in their community and finally, the fruits of their labor are starting to show. Construction is booming in the Marmalade/West Capitol neighborhood, with a wide variety of projects actively underway in the area. The neighborhood also recently welcomed a new neighborhood bar, the Handlebar and will soon be the home to Blue Copper Coffee’s second Salt Lake location.

The majority of the projects underway are for-sale townhome developments, the bulk of which are completed or nearing completion. Those projects include the Almond Street Townhomes, Marmalade Courtyards and The Grove at Marmalade.

New missing middle rental units are also underway and include the 2nd and 2nd Apartments and TAG 365 on Reed Avenue.

The area is also adding large multifamily developments like the under-construction, Skyhouse Apartments, at the southern gateway to the neighborhood at North Temple and 300 West.



2nd and 2nd Apartments

The former Car Care Center on 200 North and 200 West sat vacant for several years after the owner retired, but it is now the site of the new 2nd and 2nd Apartments.
The project consists of two buildings, the north building has four residential units and the south building has three residential units and one commercial space.

Marmalade Courtyards

New residents are starting to move into the new Marmalade Courtyards development, at the 300 West block of Reed Avenue.
The project includes 23 new, for-sale townhomes and seven condos that will soon be constructed in two existing buildings on the corner of 800 North and 300 West.

TAG 365

The ground has been cleared for TAG 365, the first of two phases of the TAG Reed Avenue development. The project is on the south side of Reed Avenue, just west of Marmalade Courtyards and consists a four-story, 21-unit residential building.
The second phase, TAG 361 will be a four-unit townhouse development.

The Grove at Marmalade

The 12 for-sale townhomes of The Grove at Marmalade are taking shape just east of the Marmalade Branch library on 500 North. The townhomes are three-stories each with three to four bedrooms and will range in size between 2,583 or 3,149 square feet.

Almond Street Townhomes

The four building, 17 unit Almond Street Townhomes development is complete. The town home project sits between Almond Street and West Temple and between 200 North and 300 North just north of the LDS Conference Center and downtown Salt Lake City.
According to the Garbett Homes’ website, all of the smaller units have been sold and only three of the three-bedroom townhomes along Almond Street remain available. Prices for the remaining townhomes start at $794,000.

Skyhouse Apartments

The Skyhouse Apartments are a six-story building consisting of a two-story parking podium and four floors of apartments. The 240 market rate units will contain a mix of studio, one-bedroom and two-bedroom units.
The project is on the northwest corner of the intersection of 300 West and North Temple, just south of West High School and east of the large Hardware District development on 400 West.

Liberty Sky

Downtown South - Granary District - Commission approves townhome project proposed near Target

A very unique parcel in an area dominated by light industrial and big-box commercial will soon be home to a large, missing middle residential project. Last week, the Salt Lake City Planning Commission approved with conditions a Planned Development request by developers, dbURBAN Communities, to build 64 townhomes near the intersection of 400 West and Aspen Avenue.

The project, referred to as Dalton’s Edge will include 16 residential buildings and a clubhouse that will occupy the space directly north of the Salt Lake City Target Store. The units will be rentals with a mix of one, two and three-bedroom apartments and will be walking distance to two of the city’s fastest-growing neighborhoods, Central Ninth and the Granary District.

The bulk of the units will be one-bedroom apartments with 32 one bedroom units planned, 22 two-bedroom units and 10 three-bedroom units. The units will be three-stories with a car garage on the ground floor, living space on the second and bedrooms on the third floor. Many units will also include roof decks.

According to planning documents, because of the adjacent industrial buildings and big box stores, the project’s architects have made human-scale design a priority for each building. The developers will use exterior materials to have the buildings reflect the industrial history of the Granary District. Building materials will be a mix of concrete, brick, metal, wood and glass...

Sugar House Expansion Continues - Park Avenue Development

The steel frame for the University of Utah Health Center Extension at Sugar House, the first phase of the Park Avenue development at the former Shopko site near Interstate 80 and 1300 East, has topped out.
The first phase consists of the five-story medical clinic, parking structure and a 150,000-square-foot building. The final phase will include a 208-unit residential mixed-use building at the project’s western edge.

Sugarmont Apartments

Framing is nearing completion on the extensive Sugarmont Apartments at the intersection of Sugarmont Drive and McClelland Street. The project is just north of Fairmont Park
and the southwest corner is across the street from the Fairmont S-Line Station (currently the end of the line). The eight-story project will have 352 apartment units.

21 By Urbana

Construction is nearing completion on the five-story, 126-unit 21 by Urbana apartments at the southwest corner of 2100 South and 1000 East, just to the east of the Smith’s grocery store in Sugar House.
The project is completely residential but is surrounded by the wide variety of dining, shopping, and entertainment options available in Sugar House.

Brixton Flats

The mixed-use Brixton Flats development is located at the west side of 700 East between Wilmington Avenue and the S-line. The five-story development will have 93 residential units, some office space and retail space,
including The Bicycle Center that was previously at the site and has temporarily relocated during construction. The project is directly adjacent to the Liberty Place Townhomes to the west.

Liberty Place Townhomes

At Sugar House’s western edge, is the Liberty Place Townhomes just north of the S-Line at 600 East. The project consists of eight,
three-story buildings with a combined 70 residential units, including 61 two-bedroom and nine one-bedroom apartments.

Update, Sugar House District

Sugar House’s building boom looks like it will hold steady over the next few years, including in the immediate area surrounding the Fairmont S-Line Station... the Salt Lake City Planning Commission approved with conditions a Conditional Building and Site Design Review for the Fairmont, a proposed six-story, 59-unit residential mixed-use development at the southwest corner of Elm Avenue and McClelland Street.

Developers, Lowe Property Group, plan to build the Fairmont on a 0.5-acre surface parking lot. The project will have a mix of one and two bedroom apartments that will range in size from 562 square feet to 1,263 square feet. The development will have five floors of residential above a two story-parking podium with 61 parking stalls. Each unit will have a balcony and floors two through six will be setback at the podium level which will allow for roof decks fronting Elm Avenue and McClelland Street atop the podium.

The two-story lobby and a 1,900-square-foot office will wrap around the parking podium at the ground level. The lobby and office will have a mostly glass, glazed exterior but the residential levels will have an exterior of mostly brick veneer and metal paneling. A fitness center will occupy the second floor directly above a portion of the lobby and will have a similar glass glazing as the ground floor...

The recently announced Pendry Residences Park City is expected to be completed at the Canyons Village in 2021.

Montage International is bringing another resort to Park City.

Pendry Residences Park City, a luxury condominium development, is set to go up at the base of the Canyons Village side of Park City Mountain Resort. Construction is set to start in the summer with a completion goal of winter 2021.
Buyers are expected to start reserving rooms in February.

The condominiums will be managed under Montage International's new Pendry brand, which has locations in San Diego and Baltimore. The developer for the project, Brian Shirken, is president of the national real estate development and
investment company Columbus Pacific, which has worked on such Park City projects as the highly debated commercial and event space on Main Street at the former site of the Kimball Arts Center and Apex Residences in Canyons Village.
Montage International also owns and operates Montage Deer Valley.

Pendry Residences is expected to cover 200,000 square feet in the center of Canyons Village, wedged between the Hyatt Centric Park City, Sunrise Lodge by Hilton Grand Vacations and Sundial Lodge. There is expected to be 40,000 square
feet of retail space on the plaza level. The lot is currently used as a parking lot...

...The development is set to include 150 condominium units, which range from studios to four-bedroom penthouses, Shirken said. He expects that the majority of the owners — who will likely be second-home owners — will be placing their units
into the rental pool, which Pendry will help manage.

Pendry Residences are also set to have five restaurants, multiple retail shops, a rooftop pool, a spa, a kid's club, a recreation room and some bars, including one in a yurt. A large convention space will be available for conferences. Shirken hopes
the amenities attract visitors from neighboring hotels as well as locals.

"We're trying to create a variety of retailers and restaurants that will be exciting and interesting for the residents of Park City," he said.






Wasatch County approves major development tied to Deer Valley

Wasatch County leaders recently approved plans for a major development envisioned to someday become an eastern portal of Deer Valley Resort, a project seen as a possibility for decades and one that, in sheer numbers, is audacious even
in an area where the resort industry continues to boom.

The Wasatch County Council in late August approved an overall plan for the land known as Mayflower. The 940 acres are located on the Deer Valley side of U.S. 40 south of the Mayflower exit, stretching from close to the Jordanelle Reservoir
to the slopes. Significant development has long been contemplated at the location, but the prospects became more likely with the 2017 sale of the land to a New York City firm called Extell Development Company. Two firms under the corporate
umbrella of Netherlands-based Stichting Mayflower sold the land.


The Wasatch County approval involved:

• 1,498 equivalent residential units, allowing a mixture of houses, hotel rooms and condominiums. The precise breakdown will not be known until detailed plans are presented.

• 410 hotel units

• a hotel that will be developed for the benefit of members of the military

• 250,000 square feet of commercial or retail space

• a 68,000-square-foot recreation center

• 95,000 square feet of housing for the workforce

The project also calls for an expansion of Deer Valley skiing infrastructure. The resort says six new lifts are planned as part of the project, which is anticipated to expand the skiing terrain by approximately 900 acres. The terrain is expected
to include upward of 200 acres of runs with the remainder planned as glade skiing.

Wasatch County sees the project, referred to in county planning documents as Mayflower Mountain Resort, as another Deer Valley base area. It is designed as a resort village, the documents say.

"This is the largest project we've had to date and most likely the largest we'll ever have," said Doug Smith, the planning director in Wasatch County.

Smith said it could take up to 40 years for the development to be fully constructed. He said detailed designs will be reviewed later. The design calls for nearly two-thirds of the land to be set aside as open space.

Smith said Mayflower Mountain Resort will be designed to be pedestrian friendly and with transit options. The Planning Commission in Wasatch County spent time on issues like traffic, vehicle access to the location and the idea of
constructing residential units on hillsides, he said. The plans call for a "compact" overall development, he said.

Smith said the project is anticipated to be a "huge economic boom" for Wasatch County. A Wasatch County report recognizes the potential economic impacts.

"The opportunity for summer activities and skiing in the winter is hoped to provide high occupancy rates year round. Not many resort developments offer a 45 minute drive from an international airport with a State park reservoir within close
proximity to the number 1 or 2 ranked ski resort in the country," the report says.

The report outlines that a Resort Village planned in Mayflower Mountain Resort will have a five-star hotel and a four-star hotel as well as a conference center of 40,000 square feet. Development within the Resort Village is designed to be within
a radius of 1,200 feet from the center, the report says, something that Wasatch County says promotes the pedestrian friendliness.

The Resort Village is also designed to have a ski beach, a promenade and an ice-skating rink or another feature that will draw people, according to the report. The report also discusses trail development that could connect Deer Valley, Park City,
the Deer Crest area of Deer Valley and Wasatch Mountain State Park.

The overall Mayflower Mountain Resort involves 3,471 parking spots between surface lots and garages. Of those spots, upward of 1,200 will be designed to serve skiers at the resort for the day.

Developers over time have shifted their attention to the periphery of Park City as the number of significant parcels of land within the city dwindled. Outlying acreage in Summit County and Wasatch County has been of interest for more than a
decade as developers sought locations close to the mountain resorts. It is rare, though, for a tract of land to enjoy a location like Mayflower Mountain Resort.

Deer Valley Resort President and Chief Operating Officer Bob Wheaton praised the efforts, saying the project is well planned and the developer is "top notch." He said the Jordanelle Express Gondola, located on the Wasatch County side of the
resort, is successful and the skiing infrastructure planned as part of Mayflower would "certainly enhance that." Wheaton also said a project could cut traffic headed into Park City by providing an alternative access to the resort.



Quarry Village businesses say the area is thriving

In a town growing in population, expansion is inevitable. Commercial and residential developments are spreading further and further from the center of Park City, and businesses on the periphery are benefiting from the boom.

One area experiencing the growth firsthand is Quarry Village, where housing units are springing up and several businesses are discovering the location as the perfect compromise of proximity between the Wasatch Front and the Park City core.

"The best part of Quarry Village is that it is 20 minutes to Salt Lake, and 15 to 20 minutes to Main Street," said David Nadler, director of Cushman and Wakefield, which owns the majority of the commercial space in the area.

Residents living in Pinebrook and Jeremy Ranch can avoid traffic in Kimball Junction or Main Street and get what they need close to home...

..."I think one of the biggest drivers for the success of that corridor is just getting Salt Lake employees to work there," he said. "That has been a huge factor for a lot of the companies looking to locate here right now whose employees can't necessarily afford a lot of the places to rent in Park City."

Melissa Garland, owner of Tadasana Yoga in Quarry Village, said several of her yoga instructors drive up from the Salt Lake area, and cutting off even 15 minutes makes a difference when recruiting employees...

...Anker said BEPC Holdings, LLC has entitlements for another 47,000 square feet of development, which it plans to use to construct four commercial lots. The majority of the lots are expected to be filled with office space.

Then there is the new residential area currently under development. Quarry Springs, as it is called, is expected to include 68 condos in townhouse-style units....The international bicycling company Mavic moved its headquarters from Ogden to Park City this summer. After undergoing some renovations, it plans to have its grand opening in the spring.

Isaac Wilson, general manager of Mavic for North America, said Quarry Village's location near the interstate and the mountains made it the perfect spot. He is eager to see how it continues to grow.

"I don't know what it could be or would be," he said, "but for us it is ideal."

Nadler and Anker said they would both love to see a few more restaurants and other popular businesses open in the area. But with the sprawling growth, they expect the area to continue to thrive.





Park City/Deer Valley - 14 Million Dollar Updo for Stein Ericksen Lodge

Owners of the Stein Eriksen Lodge are proud of its heritage as one of the oldest lodges in Park City, but they also know that all those years require maintenance. The lodge is currently undergoing a $14 million expansion that includes a new pool, outdoor deck, entertainment room and coffee bar. The renovations, which began in June of 2017, are expected to be completed by mid-September.
Jessica Turner, marketing manager of the Stein Collection, said that the update is meant to help the lodge remain "relevant and current" and attract a younger generation of visitors.
The 3,500-square-foot entertainment room, titled Champions Club, includes arcade games and a restaurant, so guests will be able to participate in different activities than what has typically been offered. The theater room, which is now open, will show sports events and family movies on weekend evenings.
"We typically look at what is going to be captivating and keep people on property and provide a new amenity that they would go off property for," she said.
An outdoor family pool is also being added to the lodge, in addition to an outdoor plaza with fire pits. Immediately above the plaza, the upper deck was expanded to allow for more outdoor seating. Wood floors were replaced on the deck as well.
Guests will also be able to easily access the new ski-in, ski-out coffee shop called First Tracks Kaffe, which is located near the former owner's entrance. Stein Eriksen Sport and the ski locker rooms expanded by about 400 square feet.
