Not to be a downer. But if we had to choose like a developer would have to, would you rather have a nice shiny development with tower(s) at confusion corner or somewhere downtown? Well both of course. But for me it would be downtown..

There are towers going up all around town. If we can handle residential towers going up on south Pembina, I don't see why Confusion Corner would be a problem. Not everyone necessarily wants to live downtown, and that's OK.

Yes, agreed. I guess I was thinking office tower type stuff. Definitely would be great for some residential in there.

^ I wouldn't expect too much office space at CC. Maybe as an ancillary use.

For example, the esquire development corporation would propose a 20 and 30 storey residential rental apartment tower, a 20 storey residential condo building and a 12 storey office building, built on a 3 storey retail/office podium with parking underground.

Haha, that's one of my old undergraduate professors. What a character. I read the letter in his voice. I see one of my old classmates is an appellant as well.

I have to say, I could see this type of development being a bit controversial. Asking for a variance/CU to replace a mid-block home with an apartment block in a busy area is going to be touchy no matter how you slice it. And it looks kind of lacklustre which doesn't help the applicant's case... these things might be harder to object to if they looked a little better.

That guys comments should be rejected on the basis he used a freaking fountain pen and is difficult to read.

Turns out he actually is the 9th Earl of Orkney. He even has his own wikipedia article: https://en.wikipedia.org/wiki/Peter_...Earl_of_Orkney

So if you can't buy a home and have to rent you have to live in a commercial area? Residential streets are for the homeowning class only? Guy sounds like a giant tool.

Well Wikipedia isn't exactly a trustworthy source. I mean according to Wikipedia you could be the 9th Earl of Orkney.

"Rental is commercial, not residential" is a new one. And definitely up there with "this is a family neighbourhood -- no more apartments/condos" in terms of an easy Canadian Charter of Rights and Freedoms challenge. Like, would you care to tell me how you think the City should zone people?

Meanwhile, the new residents association in the Glenwood neighbourhood of old St. Vital is appealing every single approved variance application for new development in their neighbourhood. Everywhere you go, white baby boomers are on it!

^ It's taking forever for the Fort Rouge Yards area to get developed with residential, but at least things are still happening. Thanks for posting that, wpg_guy.

Also, thanks for the rendering of that Gertrude project. The rendering makes it look better than the elevation drawing posted earlier.

What a dump! That high-density monstrosity obviously belongs in Tokyo or Hong Kong, not in a quiet, suburban family neighbourhood like Osborne Village!!!
