That's not true. Toronto is koops. The last drawing for a building made by someone else is 400 drawings ago and that doesn't include all the deleted and revised proposals he has drawn. He quits and Toronto drops to 0 to10 new drawings a year.

We'll have to see what the price point is, but given the One's less than stellar sales record in Yorkville, it's hard to imagine a similarly-priced project in a lower-end market performing that spectacularly.

IIRC, there were 1600 to 2000 units proposed. It's still a lot of units for this to become a luxury project over a premium price point.

Obviously, Great Gulf has a longer reach than Mizrahi. It'll be a tough sell. Branding will be very important.

One Bloor is having issues because the starting price is pretty close to $1,000,000 for the smallest unit , and half the tower is over $4 MILLION! It's going to take time. The fact that 75% of the tower is already sold out is good news. Hopefully Mizrahi can sort out the financing.

As for the Mirvish twins, I am told they aren't aiming for the luxury market. These will have bachelor units, 1 and 2 bedroom units. Many units starting around the 500k mark. It will sell, mark my words.

I was assuming luxury units given how much it's assumed they paid for the site as well as the hard costs of construction associated with actually carrying out Gehry's vision as per the earlier renders. If we're talking about $500,000 for a 500 SF bachelor unit that could still probably work.
