For the above reasons, and more, I'm not that worried about Related filling out the retail space. They have a broad portfolio across the country, and own several of the chains that will inevitably take space in the project (including Equinox and SoulCycle).
A rendering is just that - a rendering. One shouldn't use it to reach conclusions about what the project's exterior finishes will be, or even its height relative to nearby buildings. I've yet to see the word "stucco" appear in any schematic plans for this project.
