Why do they plant an expensive tree so early in the construction phase and not protect it properly? It looks super elegant, please don't let it die. Some arborist may be able to help.

I'm no expert, but I do know that tree was not cheap.

I'm sure they have taken all measures to ensure its survival, I'm also sure there was a reason for planting early. Be it to ensure viability at opening time, etc.

I wish Shape would start now building that all rental tower[tower 4] it would create the supply of rental that the market desperately needs. Also, the rental tower is in the area of the vacant parking lot and adjacent to the vacant former Sears CRU so they could take advantage of the vacant space to move that part of the project further forward.

Aren't half of Tower 1 and half of Tower 2 also rental?
I figure they want to scope demand before building the all rental one.

Phase 1: 1,400 homes sold
Phase 1: 300 market rental homes

There are 300 rentals in Tower 1.

Wow, from $299K to $563K for a 1 bed room since 2015, that is a increase of about 88% or almost doubled. It is unbelievable and scary. Most locals don't have their salary doubled, they are lucky to get few % raise each year. Developers must be at least doubled their profit now since they got the land many years ago. Do the labor and material cost doubled too over last few years ? Guess not. City should request developers to provide some % of rental units for low income families in their communities.

For some inexplicable reason it reminds me of the old orange Save-on-Foods neon entrance signs that said "Enter the Excitement"
Maybe because the lettering was angular.

Labour shortages have led to the costs of construction increasing at an exponential rate, though probably still not as much as real estate prices have increased. This coupled with all of the community amenity contributions that cities ask for has placed downward pressure on net profits for developers. I'm not saying they're struggling, but they're definitely not making as much on each project as one would think.

PS Officedweller cool post, I think the lit walkway looks quite nice!

Shape is currently selling Lougheed and will be selling a future phase of Brentwood soon. They are big enough to work on all three at once...
