Well it was about grocery stores and not stores that happen to have a grocery section. Zellers / Target (Walmart coming soon) all had a grocery section. So does Shoppers Drug Mart and Winners-Homesense, and there may be a few more that I can't think of right now.

Station Square next door has PriceSmart along with grocery sections in Rexall and Dollarama - yes that is a separate (still under construction) mall.

I know, but I was also thinking about the size of a Wal-Mart grocery section, if it's a Wal-Mart SuperCentre with fresh meat and vegetables, etc. it's the physical size of a smaller supermarket.

To be fair, in Metrotown's case,.....while they're all "grocery stores" (or will be), they don't or won't be selling the same grocery products much less marketing to the same demographics.

In fact I would only consider the soon to be Walmart and Superstore as being direct competitors in terms of product ranges (and price-points), but since Metropolis is so large and both stores will be so far apart from each other (as to literally be in different buildings almost), terming them as "direct" competitors is a rather loose term here.

In the case of Walmart being above T&T - TOTALLY different in terms of products (and obviously demographics) - even while they'll both carry similar products.

Even in the case of Lougheed Mall where you have a Walmart above a London Drugs (or is it the other way around), it's easy to see how both businesses can thrive without impacting the others revenue despite their proximity.

At the end of the day it should be great for consumers being able to see if you find something at the Superstore and then checking out Walmart to see if they have it at a better price (and getting some exercise while you're at it).

The Shoppers' Drug mart adjacent to the Walmart might have some impact on its foot traffic though, since almost everything (outside the pharmacy section) they carry will be available at the Walmart and probably for more competitive prices.

That's where loyalty programs can persuade customers, the points they can get with optimum vs none at a Walmart can give a bit of an advantage to many.

Talking about grocery store, I think Amazing Brentwood can easily have an ethnic grocery store. Metrotown has T&T, Price Smart and Crystal Mall and Superstore (it does have a lot of oriental food and an aquarium for live seafood) all within reasonable walkable distance. The closest T&T to Amazing Brentwood is Renfrew/1st Ave. The population of AMB will only continue to grow, probably comparable to Metrotown by the time all towers are built out. An ethnic grocery store will do very well there.

Walmart is above London Drugs. How many stores do you think will have locations at both Lougheed and Brentwood (what with them both being Shape Properties) vs only being at one and not the other.

People will be happy as long as they both malls have a grocery store - it doesn't matter all that much which exact grocery store it turns out to be (although I am happy to have a few in and near Metrotown).

An Asian grocery supermarket is inevitable, most likely going to be at Gilmore Place instead of The Amazing Brentwood though

Agreed - the rent would probably be higher at Amazing Brentwood.

T&T went into Metrotown Centre before it was owned by Ivanhoe Cambridge and when Woodward's closed, IIRC. Similarly, it'll be filling Eaton's/Target space at Lansdowne.

Gilmore Place's estimated completion for all three towers is in late 2024, so that's another 6.5 years from now.

Loblaws been incorporating T&T products with its other stores for a while. They have done so and continued to open new T&T stores. The acquisition of T&T when it was made seemed to mean that eventually, we would see some cross product mix for the rest of the Loblaws portfolio of grocery chains. It would make sense for them to open a T&T there but worst case scenario I can see is that Loblaw opens another premium grocery stores brand in their portfolio. I could see that they may open a T&T down the road in another part of the new Amazing Brentwood mall.

And the bottom floor is also the 30th floor - that was a heck of a deal.

On the flip side - I do wonder what the appetite will be for this tower given the changing market.

Tower 4 for Brentwood is slated to be a full rental building. I don't believe there has been any news on the launch of tower 5 for sale as of yet.

The $562.9k starting price Excel is referring to is for Lougheed Tower 2, which is crazy given that they haven't even secured a building permit for Tower 1 at lougheed yet.

Shape looks to have some challenges ahead of them...
