Agreed. There are some (dying) trees in front of Mosaic Tower behind the street sign.

Edit: One has been chopped down. These trees have big grates and soil cells. Hard to understand how they can't survive. Drought plus sidewalk salt I guess. I wish Harvard would take more interest in tree in front of their buildings. I know the City is supposed to maintain them, but if you like having dead or no trees in front of every one of your buildings, keep doing ewat you are doing.

And that would be an example of a modern/historical mix done well (it's pretty amazing from the inside too btw)... The U of R addition, for the most part, doesn't fall into that category for me.

Well P3A is no Norman Foster, that is true. But for me the addition is ok. Conexus on the other hand is laughable.

True enough, re: Foster.

In principle, I hate the Conexus building being in Wascana, but as far as design goes, as I said before, I loathe the random window spacing in the U of R addition much more than I loathe anything about the Conexus building itself. Just feels like the architect wanted to be "modern" rather than respect the building, to which it was being attached. The modernized windows that echo the original College Campus design are very well done though.

Huh, didn't even know that Kuntz had closed. When I lived in that area I would use them all the time, they were good.

Kuntz moved to a north Regina location. They were great, but they definitely didn’t care about the look of their property or building. I am hoping for something new and visually appealing for that stretch of Hill avenue.

They were only leasing so their incentive was pretty low to invest. But yes they should have done more than they did over the years. Here's to hoping the land is remediated immediately and not ignored like most gas stations.

What would even go there? It's definitely a larger area. Infill condos?

If the land is still owned by a petroleum company then in all likelihood they are not going to remediate it any time soon - remediation cost is likely more than land value, especially in the current depressed market - it is much cheaper to pay the yearly taxes and and just sit on it in perpetuity like every other former gas station lot it this City. But who knows, I could be wrong, maybe somethings in the works for re-development of that site.

Obviously there is not much that can be done about these contaminated sites now, but does anyone know if the City is doing anything to prevent this from happening on future gas station and mechanical repair sites and holding land owners responsible for the environmental damage?

According to some people in the Historical Regina facebook group, the Kuntz site is being converted into a condo development.

That would be great, that is a an outstanding location for a mid-rise development with all the small scale commercial across the street. And who knows, maybe the contamination on that site isn't that bad.

In a perfect world, it would be great to see a mixed-use development there with some additional angled parking on the street, have 7-11 next door move into the ground floor retail unit in the new building, and then redevelop the vacated 7-11 lot with more residential in the future.....

Yeah that would be great. My only worry is a stucko-plastered boring development with no ground-floor retail.

I'm not sure I'd buy this. It's possible but basically unprecedented.

The site is still owned by Imperial Oil and every other former site they've remediated and then put on the market. It would bizarre to sole-source the sale. But stranger things have happened.

Have they done any sidewalk repairs or new sidewalks (with trees) downtown? Anymore planned for 2018?
