After a quick stop by city hall to pick up Darren from a very short UDP meeting, we made our way down to Kitsilano to learn more about the biggest changes proposed for the neighbourhood since 1994. We were surprised to learn that many of the proposed changes to Kitsilano’s RT 7 and RT 8 areas (residential two family) are already allowed in the city RS (Residential Single Family) zoned neighbourhoods. In fact, even laneway homes, which have been allowed in RS zones since 2013, are not currently allowed in these areas of Kitsilano.

Still, this does not compare to the shocking comments we heard from a couple leaving the event, who remarked they would fight this policy as “we can’t let these people take over our neighbourhood.” We are not sure who they were referring to, but we feel it is safe to assume it was not the existing neighbourhood residents who had set up a table in front of the only entrance to the event.

These members of the West Kitsilano Residents Association were handing out their own information and feedback forms (posted here), which queried attendees over what aspects of this new policy concerned them. The questions posed focused primarily on impacts to existing residents, focused on how the new homes would impact their privacy, amount of sunlight, green space, and the amount of parking available. There was even a concern that new homes may be several feet closer to the road, resulting in the size of the front yard no longer being standardized.

A lot of the "coverage" and yard requirements in the 3 by-laws are almost the same.

I assume it's a 40' separation from one side to the other, which would be no different than two separate developments. The design unfortunately could be partially to blame with plans / zoning but looks similar to projects on UBC lands and to a degree in Olympic Village.

Does anyone have information on the development application for Nicola and Harwood? Currently has about 4-5 single story townhouses.

Are you sure that's the right corner? There are three taller concrete apartment buildings there, and one obvious possible redevelopment site (a 1942 2-storey rental townhouse building, 1509 Harwood), but no development applications showing up on the City's website. There's a small apartment building planned for Nicola, but it's at 1039 Nicola, a few blocks from Harwood.

Yes 1509 harwood- but they are actually all 1 floor split up into 4 units. There is a development application board that was put on the property. It looks like it might be replaced by larger townhouses or a 4 story condo. I didn’t get a good look.

Ah, the developers have obviously got the site sign up before the City has it on the development webpage. Once there's something available I'll try to add it to the Downtown Updates thread.

across the street from the walmart in east vancouver there was an old light industrial building, only thing I can think of that was in there was a movie prop shop "open to the public". Anyway I noticed it was gone and is being replaced by a Storage place. Looks pretty big from the sign.

I’ve seen and heard a lot of things at the UDP, but the announcement of a company moving their headquarters to Vancouver, allowing them to double their workforce, was not something I expected to hear when I walked into the meeting room.

The review started with a presentation from the family-owned company’s leadership who highlighted how they have evolved from a Vancouver-based natural foods supermarket in 1967, to 1995 when their Delta manufacturing plant started producing North America’s first certified organic breakfast cereal. Now with 5,500 acres of land in Saskatchewan, as well as property in the American Midwest and a growing export business, the company finds itself in need of more room.

It must have been a hard choice to leave their current headquarters in Richmond, as the company’s 22 million dollars in charitable donations shows they clearly value their community. Still, Vancouver’s new False Creek Flats area plan and sustainability policies were too good of a fit to turn away. Simply put, Vancouver’s goals align with their core values and needs, as they hope to become carbon neutral by 2020. While Nature’s Path will only take over the first 3 floors of the new building for now, their plan is to eventually take over the use of the entire building as they grow.

Nice. That area is changing dramatically, in perfect timing for the Skytrain extension. I feel like the Millennium line extension will be incredibly busy on Day 1, putting even Canada Line's success to shame.

I think that this building looks great. I'm perfectly okay with the scale and think that it is excellent precedent for a tight constrained site accepting a pretty decent amount of program while still pushing the architectural envelope.

I know it's not their responsibility, or within their remit, but it would be a nice gesture towards preserving the visibility of the existing public art, if they suggested organising the move of the East Van cross a few metres further north on that intersection (basically so it is over the skytrain right-of-way, therefore no chance of a building ever blocking its view). Then it would still maintain its sightlines from downtown.
