KMK are proposing a 6 storey apartment/commercial building in Churchill Sq to replace the Loblaws/Dominion building. Details in the Committee of the Whole meeting for next week,

78 units, underground parking for 40 spaces.

Well good luck to that. If they won't allow RibFest in that area the NIMBY will be out in full swing.

Good design, smart project, 100% will be met with opposition from the residents of Churchill Park. Lets see how far their money can get them in getting this canned (if they can kill a Ribfest they can probably kill this project too)

So 78 rental apartments, retail space and 40 underground parking spaces. Sounds like exactly what you'd want in this area.

I can see there being NIMBYISM but if you read the committee notes this proposal is 21.5m in height, the Bell Aliant building is 18.8m and the peak of the clock tower on the Terrace of the Square building is actually 22.5m. So this is really isn't as tall as you would think for that area even though it's 6 stories.

So has KMK purchased that property from Loblaws?

This is what it states in the committees agenda: "The City received an application from KMK Properties Inc., who are an agent for Loblaw Properties Ltd.,"

The building should actually make the view from the square look better, as it will hide the ugly box that is the Bell Aliant building.

However, there will probably be much debate from the residents and the city, referring to it as a "high rise tower" that will ruin the city. It will be a shame if it's not allowed to proceed, as KMK is known for quickly proceeding with anything it proposes once it is approved.

I think we can all agree that any proposed development, whether it be 2 stories or 20 stories will be opposed in this city. The ground level will be commercial - more retail in the area. The design looks good as well. Let's just hope a "smart" decision is made.

Expect to hear the terms "eyesore" and "modern monstrosity" thrown out there, as well as concerns that deadly shadows will ruin everyones quality of life and the entire area will be overcome with crippling traffic.

Very true we will hear some (if not all) of these statements. However, the building backs on to the Bell Aliant building so it shouldn't have any affect the single detached homes in the area. The design is pretty nice in my book and looks like an architectural marvel when juxtaposed with the Bell-Aliant building (boy, what an eyesore that is!) Should be no issues with parking and traffic flow either.... traffic study should straighten that out. Alas, we will hear the full force of the NIMBY's!

The overall size and footprint of this building isn't going to be much different than the Terrace on the Square building. The footprint of that old dominion building isn't very big at all.

The only real argument I could see NIMBY's raising is increased traffic/parking.

I don't think traffic flow should be much of an issue. Some increased flow in the morning and afternoon as people commute to and from work. I would venture to guess a portion will be retirees that will be using their vehicles once a day - most likely off peak times. The bulk of traffic flow will still be related to the businesses in the square. As for parking - that may raise a flag as there are 78 units and 40 spaces. But again, one vehicle per two people/apartment.... the math may very well add up. Could be a moot point here.

A little surprised that the walkway for the Avalon Mall parking garage looks essentially the same size as what was there before considering the garage is going to hold 875 parking spaces...

The tower crane at the Avalon Mall Parking site is being removed today. Looks like they'll have most of
the concrete work finished in a couple of weeks. Is the opening still next spring ??

Word is that it was supposed to be completed by Midnight Madness, but that looks unlikely.

Would be nice to have it open for Christmas, but I don't think so.

The Marco Group Twitter said last week they have one more concrete pour, and that looks almost ready to start. After that concrete cures they have to finish installing the mesh screen they are putting all around the outside. Then there's landscaping and paving. Could be done, I'm hoping.

The Atlantic Place Garage hotel is not dead.

You can find renders for the Committee of the Whole meeting tomorrow. They want to increase the height of the site to 12 stories to accommodate it.

There’s only one way to fix the aesthetics of Atlantic Place on the waterfront and that involves quite an amount of dynamite.
