Background - The Oldest British founded city in North America
St John's is the second largest city and metropolitan area in the Atlantic Provinces, the fourth largest coastal city in Canada, and by North American standards an old & historic city which places high importance on preserving its heritage and unique character. After a series of modern high-rise projects between the late 1950's and 1980's, height restrictions and stringent heritage by-laws were put in place and recently strengthened again. As a result most of the pre-WW2 downtown and surroundings are part of a large three tiered heritage area. The development philosophy of the city is to encourage the re-use of its existing buildings (many heritage structures have been converted to condominiums) and develop context sensitive infill and new low-rise projects. Recently (2010), the city has considered excluding a small block of land in the West downtown area from heritage regulations to accomodate taller and more modern buildings.

"Under the proposed new design, the hotel remains as a 140 unit full-service hotel on six (6) floors above Water Street and parking on two levels below the Water Street level. The height of the hotel building along Water Street is proposed to be reduced from 18.3 metres from the top of the parapet to 17.9 metres from the top of the parapet. The height of the hotel building from Harbour Drive is reduced from 27.3 metres to 22.3 metres by the removal of the pool and spa from the roof level and relocating these amenities to the parking level. The rooftop penthouse adds about 2.3 meters for a total height of ~24.6 meters from Harbour Drive. The total floor area of the hotel is reduced from approximately 10,885 square metres to approximately 10,370 square metres, a reduction of approximately 515 square metres." Building area in sq ft ~111,621 sq ft. As part of the revision there has been a reduction in parking of about 15 parking spaces for a total of 88. http://www.stjohns.ca/csj/NewsDetails?id=832
Harbourside Condos (Temperance Street) - Condo/Hotel - Approved- Cancelled or Status unknown Birds Eye View OFFICIAL WEBSITE PDF:http://www.nolanhall.com/pdfs/harbour-side.pdf
The unusual configeration is because the building is adhering to height limits at two different street elevations while preserving views, although the top section could have been permitted by regulation to extend throughout the entire building. The 123-room "condominium hotel" is planned for the former Power's Salvage property on Temperance Street. The proposal meets height and other requirements, generally 4 - 5 stories, with additional height allowed on sloping sites. Building area is 7,318 sq meters or 78,770 sq ft., and the building proposal is 7+ stories at maximum cross section (approx. 19 meters), with a total of 9 levels on sloping ground. (Recently the developer has applied for the additional storey, shown in photo.) http://ca.news.yahoo.com/s/cbc/09032...y_hotel_coombs

Atlantic Place Hotel - Cancelled or Status unknown
This is the granddaddy of all cancelled or unbuilt projects in St. John's.
The whole complex, including a commercial office building with a 3 level retail mall, hotel, and parking garage was proposed around 1972,
but the hotel was never built. The lower levels of Atlantic Place were completed in a modified 9 level design in 1976, almost completely bereft of most of the original design's architectural detailing. The hotel would have contained a cabaret on the 20th (top) floor.
The building height was to be 69 meters. The existing steel structure was built to support the full 20 storeys. The parking garage was also built in 1975.
Image from original brochure.

Leos Lane Condominiums - Cancelled
This was a proposal in 2007 for an eight storey development of a vacant lot at 28 Water Street East. However, it was rejected by council for various reasons, including interference of views from a restaurant. Not approved, cancelled.
New Gower Place
A 26-unit condominium, $6-million venture proposed, consisting of a four-storey structure with frontage along New Gower of more than 150 feet. The plan also called for 26 off-street parking spaces. Proposed 2006. Status unknown or cancelled. http://www.downtownstjohns.com/news/...s/2006_01.html
I'll have to go take some photos of lots and condos going up some day.

I love both of the renderings, I was actually looking around the Duckworth/Bell St. location today when I was walking into work, should take the camera with me and get a couple of shots, its a prime area for this place, really going to add life to that block of Duckworth.
From the rendering on the development on Water, it looks like it will be directly across from the Delta? I thought it was going in the vacant lot a little further down the road, looks like it would be right on the corner there now with Water and Waldegrave on top of where Hempwear used to be?
In the same general area of the Water St. West I noticed SOLD signs last week on a row of apartments, buildings and the old NL Stamp and Coin, looks like the city has bought them with immediate plans to expand some municipal offices, defiently exciting times for the city and downtown core --> http://www.downtownstjohns.com/news/...1409.html#more

I read about that too, eventually they may build a city office building there, as it's right across from the city hall. There was a condo proposal for that area too, I don't know if it's the same land, or just adjacent.

Here's another innovative proposal for downtown, to redevelop the old Newfoundland telephone building on Duckworth Street. The original structure was built around 1948, and includes a 7 storey section on Duckworth, and about 9 at the back, being built on a steep incline. Since it is an existing structure, the developer can maintain the present height. The proposed makeover will be a conversion to high end hotel suites.
Existing building:
Renderings of what the new project might look like:
The old Newfoundland Telephone building in downtown St. John's is destined for a $3.5-million makeover into high-end hotel suites. Southwest Properties Ltd. - the Halifax-based owners of the remodelled Atlantic Place - has submitted an application to redevelop the building on Duckworth Street. Once refurbished, it would house 20 hotel suites, complete with kitchenettes. The basement floor along McBride's Hill is likely to become retail space. Southwest's plan calls for tearing down the seven-storey west wing and expanding the five-storey east wing. That expansion will consist of two additional storeys and a new section on the west side. Eleven off-street parking spaces will be created on the west side. Overseen by John Hearn, the St. John's architect who designed the St. John's airport terminal, the building's exterior will have a stucco finish and a parapet around the seventh storey. Frank Galgay, ward councillor for the area, plans to vote in favour of the hotel, saying it will help revitalize that section of Duckworth Street.
The project already has the blessing of the city's planning department and the council's planning and housing committee.
It will also continue to be a non-conforming building under the city's regulations - meaning it exceeds the maximum height of four storeys, or 15 metres, permitted under zoning regulations. The city's rules say such buildings may be "repaired, rebuilt, structurally altered or expanded, provided the degree of non-conformity is not increased." The refurbished building won't get any taller. "Viewscapes are not impacted whatsoever by this. In fact, they're slightly improved where they're taking a piece off the west end. But mostly what you'll see more of is ... more buildings," said Sampson.

New subdivision to crop up in Battery
The Telegram
Council has given approval to Harmony Homes Ltd. to construct six semi-detached houses on Powder House Hill, in the Battery. The lot is currently vacant, since the single house which was situated on the land was torn down last year.
Reporting this as a major development would not normally be warranted, except for its prominent position overlooking St. John's harbour. Any development in this area will be highly visible because it is located high on the cliffs, which is one of the most featured postcard views in Newfoundland. This type of development usually looks very good in the city context.
These will have the best views in the city - Developer rendering:
The Battery, (my photo) - they will be on the left, near the big white hotel building.

Another development I've wandered across, but heard little of.
The Narrows - 47 Duckworth Street
Parking: 2 underground spaces per unit
Located in scenic downtown, this project literally hangs on the slope to the
harbour front overlooking the historic Narrows.
And some general useful links to see the day to day goings on.

I'm keeping my fingers crossed that the Newfoundland Telephone building gets redone, I love that concept; with the Steele Hotels building just down the street, it would be an unbelievable boost to that area.
Also next to new hotel and across the street from the telephone building, the building that CBC used to occupy is supposed to be redeveloped into a theatre, although I haven't heard any news or seen any renderings --> http://www.downtownstjohns.com/news/...es/001267.html
Work has been moving along with the Narrows Condos, I walk past that every morning on my way to work, and rain, snow, or shine, the guys have been working away on the foundation.
^ I didn't know the Narrows was under construction yet. There is supposed to be more phases added to that site later as well. Thanks for posting that HomeInMyShoes.
Here's another nice looking development. This is a 6 fl seniors complex just east of the Holiday Inn. I believe construction started last summer.
I should add that this is the height limit for most of the new parts of the city I think. For a location like this one, it seems a bit too restrictive.

I just noticed the other day as I went for a walk up Signal Hill. Things look to be progressing fairly well, the foundation is definitely well underway and that bodes well for having some structure up by this Summer.
