Yes, that is why I thought it was interesting that the idea is being brought up again because the amount of work would be very extensive to pull it off.

On a side note: The Midtown side of the connector is 10-20 feet higher in elevation per topographic maps.. Would be interesting to see if Georgia Tech could include this portion of Midtown in their Storm Water Master Plan.

Besides the relative ATL advantage on cost of living, another major plus here is the logistics human resources (intellectual capital) in this metro. UPS, Home Depot, Delta, and a plethora of smaller enterprises provide unlimited cross fertilization (aka poaching). As a logistics hub the DC area can't begin to approach us.
However, I think Amazon has planned all along to put HQ2 in the DC area, and has been using the fake competition to elicit the best package from MD/VA. Very sleazy but that's how Bezos rolls. Government contracting is where they see the growth, and influencing the government is how they will protect their private monopoly. As someone said, the CIA pays Amazon $600 million per year (and probably several times that figure). The Pentagon will give Amazon the cloud contract for $10 billion. The main influencing newspaper in DC is the Washington Post owned by Bezos, and no politician wants to get on the wrong side of the WP.
I predict Amazon will announce late in the year that they've actually decided to put not 50,000 employees in DC but rather just 5,000, with additional 5,000 each in Atlanta, Austin, Dallas, Miami, Chicago, Philly, NYC, Boston and Raleigh. But the 5,000 in DC will be by far the most important component.

What have I said throughout this process - CONNECT THE DOTS!!!

So I got my hands on the document the City Council is reviewing this week concerning the Gulch development. Note this is not just any document, it is an Exhibit to a Master Agreement (Legally binding contract) between the CoA and CIM Group and is expected to be signed next Monday.

Does anyone here have any doubt now?

Interesting.. now that its basically a countdown until the official announcement, can you reveal details regarding Amazon's LOI for 675 Peachtree?

I can't discuss those details, but I suspect at this point it is no longer a LOI.

Since becoming an adult, my reading comprehension has essentially regressed to 1st grade level, but if I am reading this correctly this is pretty key:

If Owner desires an economic development incentive that is offered by Invest Atlanta other than those set forth in this Agreement, Owner shall submit an application therefor to Invest Atlanta if such incentive is available. If the desired economic development incentive is not offered by Invest Atlanta, or if the desired economic development incentive is offered by Invest Atlanta but Invest Atlanta denies the request, Owner shall be free to seek such economic development incentive from another entity as long as such incentive does not result in the reduction of ad valorem real property taxes on the Project
Doesn't this essentially state that it must be used for HQ2? Or am I missing something?

Yes. It's conditional.

if: Amazon choose Atlanta -> CIM incentives implemented
else: incentives revoked

Looks like what's going on here

I can't think of any other company that would fit those criteria either.

How can you say with certainty that Atlanta is the only candidate remaining? Considering the conditional clause in the document, my guess is we can't completely rule out the possibility of Atlanta and perhaps 1 other finalist duking it out.

If you have conclusive evidence that Amazon signed the 675 Peachtree lease, then it's a different story. You're speculating here though--is my reading correct?

wonshirim - 675 West Peachtree at this point is a footnote in the context to everything going on. What is happening at the Gulch is the REAL story.

Oh okay I see your reasoning. I was saying:

if 675 Peachtree lease happened -> no other city left in the race

else -> possibility of another city remaining with their own final offer cannot be completely ruled out.

I agree you found the key evidence though. Great job man.
