Yup, definitely realize this, but office buildings are the most dense, which is what we're talking about. And 1661 is still not "out in the burbs." Polo Park is probably the only/next big concentration next do downtown.

Yes but who cares about that? Single story buildings are easier and cheaper to constuct and if land is plentiful and cheap why build a tower? Businesses don't care about density, they care about cost. Offices in the burbs are in single story buildings.

Even businesses have to follow the rules. There are ways of incentivizing density and penalizing sprawl. Plus if we want to make business competitive perhaps we should look at the crippling corporate tax rate.

Suburban sprawl comes at very low private cost but very high public cost. So "Who cares?" .. presumably anyone who lives and pays taxes in a particular city who wants that city to be able to afford to maintain it's services and infrastructure. Which most businesses also have an interest in.

From what I have heard, the 12 storey range is possible, planned long term stay hotel/apartments. Sort of to capitalize on the loss of the Place Louis Riel units.

Another good thing about this hotel proposal is that, unlike a couple of hotel downtown hotel proposals I could name, it it doesn't include plans to create a new driveway off the front street. Instead, vehicle access is off the back lane. Imagine such a thing!

Will the proposed hotel on Donald be taking a currently public back lane and making it "private" to accommodate vehicle access like a certain other hotel proposed had wanted to do to?

The part of the lane between the current Best Western and the proposed hotel thing-y is already private, it turns out.

Side note, looking closer at the NewPort renders, appears they want to have large video screens at the corner of Hargrave & Portage, both sides. There is also Sportsnet signage above the corner unit, which appears to be a restaurant. Now obviously these are just preliminary renders, but I wonder if they’re thinking of opening a Sportsnet Grill like they have outside the Rogers Centre in Toronto. Would be brilliant for them as not only is it beside the arena, but in a Rogers building.

Rogers is just a tenant in the top floor of the building and some other random space in it,they don't own it even though they have their name on it.

KingSett Capital and CCI Corpfin Capital are the owners who acquired it from Great West Life Reality in 2017.

I remember all the promises made regarding Waverley West 11 or 12 years ago. Kenaston was going to be built as a causeway so as to not split the community in two - we would have seen a more cohesive neighbourhood. Then there was the promise made by Doer or katz (perhaps both) that this community would be using geothermal energy...even though they knew these plans were being kiboshed due to a salt water aquifer existing under most of the development.

What could have been....
