The developer owns both sites and both are less than and acre each and very pricey. 1138 purchased in 2011 fir $5.0 Million and SLS Hotel site was bought in 2016 for $6.5 Million. For example Cousins Properties is marketing the 8th @ West project and they don't own the land yet.

So for the developer to be sitting on the land when they could be selling it at a market top means they are likely in it for the long haul.

So in other words, they're land banking

Whatever construction method the SCAD project is using is brisk. It's already up to the third floor.

It's precast concrete construction...Georgia State's newer dorm on Piedmont Ave/John Wesley Dobbs employed the same construction method.

The drawback of this construction method is the buildings often start looking flat unless it's detailed with the construction technique in mind.
The Georgia State dorm facade starts feeling really flat when you look at the lack of brick returns at the windows.

I'm not familiar with the SCAD project, but if I remember correctly, we used Metrodeck on the GA state project.

Random Accela Findings 7/20-Present

Probably old news, but on 7/23 1125 Peachtree consolidated lots w/the city for tax purposes.

Just south of the BeltLine on Boulevard @ 1055 BOULEVARD SE, 8 lots were consolidated to 1 (likely for future development)

2481 Donald Lee Hollowell Parkway (this is pretty far west compared to where we normally see mixed use development proposals, halfway past bankhead station toward 285 W, so I find this intriguing)
To rezone from MR-3 to MR-4A; 2481 and 2489 Donald L. Hollowell

912 Huff Rd NW (southwest of the reservoir)
Demolish the existing commercial warehouse facilities and to redevelop the property with seventy (70) single-family residential townhomes.

1025 Jefferson (wedged between two spurs of the new BeltLine acquisition on the westside.
Construction of a new data center facility

2650 PROCTOR DR NW
Development of 172 units on a MR-2 and MR-3 zoned property

1099 North AVE NE
15 townhomes (block east of north highland)

50 Lakeland Drive Northwest
23 new townhomes on left side of Buckhead triangle

IMPACT FEE - 49 KROG STREET NE / LD
LAND DEVELOPMENT & INFRASTRUCTURE FOR PROPOSED FUTURE 16 UNIT TOWN HOMES

811 Park St Sw
LAND DISTURBANCE AND INFRASTRUCTURE FOR - MSM (MOREHOUSE SCHOOL OF MEDICINE) : FUTURE 5-STORY RESIDENTIAL BUILDING, OFFICE/ RETAIL AREA, A 4.5 LEVEL PARKING DECK, A SURFACE PARKING LOT

The GSU project is pretty awful-- The Standard next to Ga Tech is also pre-cast and pushes what can be done with the product and is pretty decent. Same architect but they seem to have learned-- or at least have hired better designers.

Same architect as The Mark (10th & Spring, lots of movement w/ the foundation the past couple weeks), as well as the GSU project off Piedmont, correct?

Does anyone know if the proposed Waterworks Park or Mims Park ever got built? Looks like it’s called Rodney Cook Sr Park now.

The existing GSU project on Piedmont was Cooper Carry.

https://www.coopercarry.com/projects/piedmont-central-student-housing-dining-hall/

The project across John Wesley Dobbs where the gas station is being built around is by Preston Partnership.

http://www.theprestonpartnership.com/project/120-piedmont-2/

Niles Bolton did University House and also the Standard (hence why they look pretty similar).

The Standard - Atlanta

https://www.nilesbolton.com/the-standard-at-atlanta/

University House - Midtown Atlanta
https://www.nilesbolton.com/uh-midtown/

CNNA Architects are working on The Mark student housing project.

Waterworks park has never been under construction, unless you are speaking to the new 17th & Northside 4 acre park

Reservoir park is under construction.

Thinking they can use the 1138 Peachtree property to extend 13th St from Piedmont to Williams St. Should help with relieving traffic on 14th. With easy access to I-75 North & 75\85 South.

From what I've heard, they won't be completely ready in time for move-in, so some students who'd signed leases for the Fall have gone to Modera or other properties.

Checked Opus again today and looks like significant progress digging further from when I last saw it a month or two ago.
