Brentwood area isn't built to be a "small town". There are plenty of other areas for the "small town feel", like across Boundary Road in Vancouver.

What does it mean by adaptable strata lot? City of Burnaby requires 20% of the units to be adaptable.

"An Adaptable Dwelling Unit is a dwelling unit designed and constructed to facilitate future modification at minimal cost to provide access for persons with disabilities."

Is that going to be good or bad for resale value?

If it's anything like the City of North Van, it's not bad at all. I bought a presale in Lower Lonsdale and it was one of the 20% that had to built like that and the only differences were: light switches were slightly lower, there had to be a pull-out chopping board from a drawer, and there had to be enough clearance for a wheelchair to maneuver. Honestly, there's no noticable difference. And perhaps it's a selling advantage in case to have the capability to convert into a fully accessible unit as the wall are reinforced for potential for support handles, etc.

I'll second that. A lot of the units in my building have pretty good clearance for wheelchairs. It doesn't seem like an obvious thing until it's something you need. One of my friends ended up in a wheelchair for months and that's when it became obvious how hostile his unit (and the building entrance) are to them.

I happened to walk by there today and was wondering what was up

BC NDP's former Burnaby headquarters gutted by fire - Aug 3, 2018
Quote:
A Burnaby office building sold by the BC NDP to what appeared to be foreign investors in 2015 was gutted by an early morning fire Friday.

Fire broke out in the now-vacant building at 5367 Kingsway, east of Royal Oak, at about 3 a.m.

By the time crews arrived, the two-storey structure was already fully engulfed in flames.

"Basically there was fire and smoke showing out of every window. There was a huge plume of black smoke," fire Captain Joey Marra told the NOW. "It was basically defensive right off the bat."

A Best Western Plus hotel next to the building was evacuated as a precaution, and Kingsway was shut down at Royal Oak.

Marra said the busy route will likely be shut down into the afternoon as the walls of the building are unstable and could collapse.

"We don't want that south wall coming down onto Kingsway," he said.

Fire officials were in the process of getting hold of the owner Friday morning before bringing in an excavator to knock down the unstable structure.

The cause of the blaze is still unknown, but fire investigators were expected on scene Friday morning.

How many more gimmicks can developers add to their otherwise bland towers in Burnaby?

Lol! As long as people buy these projects then they will keep pumping them out like right off a mass production line. Although I do like the fact that the developers in Burnaby seem to be having a who can build the tallest tower contest in Burnaby. The next phase of Station Square, Gilmore towers, and the towers in Burquitlam it's going to be amazing to see all these tall towers that would never be built in Vancouver get built in Burnaby.

I feel that this gimmick (with a couple tweaks) can work if it is only on the signature tower and works its way into a lighting feature on the crown.

I doubt the design on the balcony glass will be very visible in the final result.

there will be two "anchor" retail units in the podium on the second floor - more details - https://urbanyvr.com/concord-pacific-metrotown-condos

The size however is an unknown at this point...

It looks like the status quo for the underused Sperling/Burnaby Lake Skytrain area will continue for the foreseeable future. Dairyland/Saputo has sold the property to an undisclosed purchaser for $218 million. If the buyer only wanted the land, it would have never sold for that much. The $4 million property next door is still unsold. Another milk producer will most likely take over and continue using the existing equipment.

From that render I counted/estimated:

Ground Level Lobby (Approx. 30 foot ceiling)
Mezzanine Floor (Approx. 10 foot ceiling)
61 residential floors (8 foot ceilings?)
4 amenity floors in the crown (Approx. 10 foot ceilings)

Include maybe 7 inches in slab thickness between each res floor and 9 inches between lobby/mezz and amenity floors. Maybe about 185-190 meters.

For the taller tower of course.
