My in-laws just moved into bison pointe just down the street. I tried to convince them downtown living was better but no luck. Pretty nice place though!

Just to continue and further fuel the speculation, so that we may reach a point where we all forget about these and be pleasantly surprised, my thoughts on these teasers are:

any of these big projects downtown?
any of them slaying empty parking lots?
any of them contributing to the skyline?
any of them changing the skyline?
any of them consolidating existing jobs or bringing new jobs?
any of them ressurecting older proposals?
any of them involve the forks?
will any of them add to the (relative lack) of cool downtown signature lighting?
are funnelators making a comeback?

433 Main (passport office) has done some renos to the main floor entrances. Replaced all the main doors and entrance windows, removed all the bronze cladding and replaced it with tyndall stone. The tyndall looks good in isolation, but combined with the new stainless doors, exposed pebble concrete of the podium, bronze cladding and tinted windows – it all looks very bizarre and mismatched.

Capital Properties put up a big new for lease sign on it this week... these two things make me wonder if maybe a reclad is coming for it as well?

^ I agree, I wasn't very impressed with what they did to 433 Main. I hope there's more to the plan than what they've already done.

^^^it had a very serious pipe burst this winter that flooded the whole front of it. maybe this pushed along any renos that were forthcoming?

Same. Seriously... especially since the new tree guards around TNS use the funnelator design. I love it/them and want them to go back to the plan.

In regards to Biff's responses pertaining to your two questions relating to the skyline, we can probably deduce they won't be tall buildings (i.e. Portage and Main height). Nevertheless, it will still be nice to see some additional construction activity downtown when those projects proceed.

To tell you the truth, I'm just glad we're finally getting a new tallest with 300 Main. The rest of the projects going on (or about to occur) are just gravy.

I'm very pleased and excited about Winnipeg getting a new tallest, but is it a longshot that we would one day see a tower reach the 200m mark? Oh how I wish.

That proposition doesn't seem to unrealistic to me. It's not that far of a stretch to imagine someone willing to put the kind of cash required for such a project on the table. Remember, we still have a couple seriously good lots available at 416 main and close to Richardson. Not to mention those two nasty gravel lots on Graham.

The only question is will the market be hot enough to support such a project in the conceivable future. Lots can happen. I remember that the artis project was a total surprise when the news broke so keep praying!

Yes I absolutely remember when Artis announced their 300 Main project. This forum was going bonkers with the news. Now, when it comes to the envisioned 200mer, would it be more realistic to think that it would be mixed-use or are we at a point in time where it can possibly be residential (I'm ruling out hotel) being that TNS and Artis have ignited downtown living?

I think if SkyCity were being developed by a competent, not corrupt developer, it would have gone ahead. So it's not that crazy to think it could happen on one of those mentioned lots.

Given the possible Forks connection that Biff alluded to, I wonder if something is cooking for one of the lots on the east side of Main between Union Station and the Federal Building? It's one of the only places where you could build a midsized (for Winnipeg) tower with the potential to become very prominent in the skyline. The fact that there would be nice views protected by the rail right of way and low-rise development on The Forks' site would also be a nice plus.

But who would be taking up enough space to justify a new building? Surely it couldn't be Skip the Dishes?!

TFNP will be building a parkade on the lot immediately north of Union Station (bounded by York) in the next 5–7 years, based on how construction at Railside progresses.

Skip just moved into some new offices in the G3 building, and they'll be full there in a matter of months most likely. I was directly told by the CEO that The Bay is something they're actively exploring for the future, but it's not at that level yet. And obviously there would need to be some significant investment from outside resources (aka gov).

Drove by the new Hyatt site at Sterling Lyon. Construction is well under way. Is there a lot of activity going on at the East Portage site?
