I’m stunned!

It was only a few months ago that many of us didn’t have Vanir and the Metropolitan ever being built. Well we won’t be getting the exact design but now those chances of something being built went from slim to very likely to be developed in the next few years.

The details coming out - 250 apartments and 200 hotel room - could push the height as Sacramento’s tallest. Even if it doesn’t exceed our desire height, we can all agree that we’re going to get an elegant building on that site finally.

Now we wait for those new renderings for Vanir and Metrpolitan to come out

Also, does anyone know whether this project is a real proposal. It’s a 19-story mixed use high-rise on L street on the old greyhound depot site. I have never seen a rendering of it before. It probably never made it past the drawings but still...

Hopefully these two projects will help sacramento’s housing crisis and will bring some high income earners to the urban core. I also hope the designs are very modern and represent Sacramento as a whole. If these two projects do well enough, maybe it’ll convince other developers to start building high???

I just heard tonight that SKK might pull out of the project. Wasn't quite sure if the person got the details correct but it had something to do them not coming to an agreement w/city re. utilities ? I hope they're wrong. Will try and get more details.

Meanwhile demo is underway for the "O Street Project," the 11-story office project on the corner of 12th and O Street.

That would be awesome. Isn't that corner being turned into a parking garage though? Or am I mistaken?

I think you're right, the original proposal had 320 condos and 190 hotel rooms
with 13,000 sf ground floor retail, this proposal is being teased as 200 room
hotel and 250 apartments... maybe around 300'?

I talked to Ben from SacBiz on Twitter and he said that that proposal has been overtaken by the smaller and shorter 8 story proposal that was proposed by the developers a few months ago. Yes it’s a beautiful building, but it’s not going to happen...

Thanks for reminding me, the Hyatt’s been out of the radar lately for me because they haven’t started. They’ll start by the end of summer tho so that’s good.

The person I talked with works for company that is contracted by SKK. They were talking about a smaller project downtown. Sounds like they were in preliminary negotiations and there was some sticking point regarding city utilities. I didn't inquire further once I found out it was not the Metropolitan.

Any idea why home ownership isn’t part of the plan for the metropolitan? Are all new residential buildings in SF also rental?

Always my question, ultimately I think it is more profitable to be a land Barron in downtown then it is to allow others to own land, that way as much wealth as possible can be in the hands of fewer people. /rant off

I'm only slightly joking... but honestly I have no idea why people are always building rentals and not condos, but we also don't actually have enough inventory of condos to really say.

The SBJ reported in May or June that foundation work on the Hyatt would begin this summer, but didn’t specify when. Ik that some developers face hiccups and delay projects (the press building) but I’m trying to trust the words of the developers because it’s up to them when the project is deemed viable...

So if I’ve counted correctly, there should be at least 7 high rises going up in the near future.

1. The Metropolitan: they said that the group will present its proposal by the end of the year, so I expect the project to begin around 2019 or 2020 as a worst case scenario. I trust SKK a lot because they’ve developed when other developers didn’t, so I really do trust them... (btw 250 condos and 200 hotel sounds taller than 40 stories, the original Metropolitan was only 320-380 units and hit 40 stories).

2. Vanir Tower: their original proposal didn’t work, and I really do agree with their mixed use proposal, it diversified the building and the profits it makes. I expect it to start around the time of the Metropolitan for competition and economic reasons (2019/2020).

3. Shorenstein: pls pls pls pls pls let it be a 14 story tower instead of a dinky 5 story project. I hope Shorenstein is influenced by Vanir and Metropolitan to build higher because it appears that a high rise is what both projects are aiming for. As for when I expect it to start, it all depends on Shorenstein but I expect at least 2019/2020 as well.

4. 301 Cap: ok this is the one I’m really confuzzled about. CIM said they wanted to start the project ASAP but no formal proposal was submitted according to redefining the core, so idek if the project will be built. We’ll see tho, office rates are rising and vacancies are down. I expect this project to be built, at best, 2021 or never as a worst case scenario.

5. O street project: already started this summer, 2021 completion date...

6. P street project: starting this fall, projected summer/fall 2021 completion date...

7. Railyards courthouse: starting 2019, projected completion 2023.

8.19J: started 2017, projected completion in 2019.

9. Hyatt hotel: starting (hopefully) this summer, completion in 2020 or 2021 depending on when they start.

10. Convention Center Hotel: idk if the city will attempt to build a new hotel with the expansion of the center, but who knows? If they do, I would expect around 2021...


That was all I can think of. I could have included Yamanee but I’m assuming the projects dead because of the opposition. If you have any other projects or have other opinions pls post it on the chat because I want to see what everyone thinks will be built in the future.

I believe the original project was approved for either 320 condos or 190 condos and 190 hotel rooms according to the extension last year. This new scope would definitely be a larger/taller building if true just based on the number of rooms.

I agree motorsport, this proposal contains 450 apartments and hotel rooms. But it's also good to remember that it might not be condos and large hotel rooms, it could be standard one or two bedrooms like the Sawyer, and they were able to fit in 45 condos in 4 stories. However, at the same time the sawyer is much longer than The Metropolitan. Taking both into consideration, I would actually expect at minimum, 30 stories purely residential and around 20 stories for the hotel. So on the contrary, I would expect the Metropolitan to easily become the tallest building in Sac and I think it'll reach at least 450 ft if not 500 ft... who knows it could even reach 600 ft?!

Isn't there a proposal for a residential building in the Railyards as well? I seem to remember reading something a few months back about the corner of 7th & Railyards Blvd.
