^ That will be a nice addition to Hargrave, and a good replacement for the dilapidated apartment building that once stood there. Just tell me that isn't surface parking right up to the sidewalk on the main floor?

If not, we should.

We need to get used to above grade parking for developments, especially of this size, in Winnipeg.

That site specifically has a literal FOREST of piles underneath it (previous building was underpinned once, and was in the process of being underpinned again when it burned down). They will basically need to strip the site to confirm prior to designing - otherwise it is going to be a re-design disaster when it comes time to actually build it.

I always found that old apartment building funny because of this website dedicated to telling people it was evil

It was a handsome old block, too bad it was allowed to fall apart. But I'm glad to see something is finally filling that gap.

To those of us involved with the redevelopment of the original 44 Hargrave... yes it was evil. Nothing but trouble.

There wasn't anything particularly sinister about the building though.

They were going to demolish and re-build the front quarter of the building. The structure along Hargrave was too far gone, and to difficult to repair in situ.

The city had a complete set of drawings for the original building. Based on the original architect plans, the front of the building on Hargrave originally had a fairly grand stone/masonry step and second floor balcony. Certainly nicer than what it ended up prior to the redevelopment starting.

The barber shop (Good Hair) is a great use of the tiny CRU on the main floor of 33 Hargrave.

I was on the Altrg.ca website and they have renders for another project, it doesn't have an address, anyone have an idea of where it might be? Maybe railside?

The downtown zoning bylaw requires at-grade parking (greater than 10% of the lot area) needs to be hidden behind active building frontage (commercial, residential, common areas, whatever). Otherwise it's a conditional use. This is to ensure that buildings have active street edges.

So whatever at-grade parking we may or may not need to "get used to" still needs to comply with the City's policies and regulations.

^ Thank goodness for that, and thanks for the insight.

Even if it is just a building lobby at least it's something that doesn't actively make the street feel abandoned.
