I'm sure they're still doing crazy good business, but you have to imagine they're going to want to compete better with the new Whole Foods that's nearby...

The Murano finally has a tenant coming to their corner commercial space! It only took a decade since the building's 2008 completion for Metro Commercial to unfurl the TENANT OBTAINED signs at 21st & Market.

Anyone know who is taking the space?

You and me both; but its nice to dream. Its really up to what the companies decide along with the architects; everything is balanced and justified. Either way its fun to speculate.

I highly doubt it. TJs should worry more about lost sales than cannibalized sales. How many people - who would otherwise shop there - don't b/c it's so ridiculously crowded and the lines are too long? If you have little ones, it's impossible to shop there with a stroller. TJs can absolutely support a larger store in the western CC and still operate a profitable second location.

Let's hope PMC has turned the corner in new building design/budget from the 1900 Arch days. The Riverwalk buildings and Aramark HQ's building are hopefully indicators that whatever they build in the TJ's parking lot will be decent (those checkered panels on 1900 Arch make me ill).

On weekends, they have bouncers at the door (a line 30 deep to get into the store) and multiple parking lot attendants to manage the traffic in and out. Crazy good is an understatement.

PMC's design for Riverwalk, the actual buildings, are a step up from their past sins, but just a small step. If they are building apartments my guess is they have decided as long as the exterior isn't gross, flat out ugly, that spending cash for a better looking building doesn't give them a quick pay back. So much for having a long term civic minded attitude where rate of return isn't the only driving factor.


But, they do keep building, which shows continued faith in the marketplace. Good for them.

Tesla should, but the one out in KOP mall and Devon are prolly what we are stuck with for a long time in this area.

To be fair, the Franklin Tower has turned out better than the rendering IMO, so I need to give PMC some credit.

Yes. The re-skin hear by them was good. Pretty neutral all around with the glass. Not like the godawful skin on 1900 Arch. Really ruins the vibe for that block and area, especially being right next to CTC. 1900 Arch for such a prime location looks like a cheap dorm on a b-rated college campus. Blah.

There is also one in Cherry Hill, in a rather poor spot and the end of the Rt. 70 "auto mall" by the old race track.

I certainly agree that this has turned out to be a very strong handsome rebuild. IMO it is by far their best offering to date. But since Riverwalk, again IMO, has more negatives then positives, I wonder if we should really be praising the architect who did Franklin Tower more then PMC. But however it got put together, it is a winner. I know PMC doesn't do this sortof work, but I thought Franklin Tower would have been a great location to add 8 to 10 floors of condos on top of the existing structure, if that were possible. If some developer could find a way a producing a reasonable 2 bedroom condo for at or under $1M, and be close to CC I think they'd be sold out within a couple months. And they wouldn't have to be 'luxury' like every other development claims to be.

Definitely agree that it’s a handsome little building with the reskin. And perhaps even a good location for condos. But if you were suggesting that there aren’t presently decent 2 BR condos for at or around $1MM in Center City that’s not correct. There certainly are. The Aria, the Chelsea, the Ellington, etc...possibly even the smallest 2 BRs at 10 Rittenhouse, though those probably run more like $1.2MM. But plenty of places at or in close proximity where you can get a decent 2BR at $1MM or less. If you were only really saying that there is a market for this price range and we need more, I probably agree there.

No one is gonna to really say why retail and fast-food chains don't want it. I feel like everyone is out of touch about this.
Many minimum wage jobs have completely random schedules that can often change overnight based on business demand. If a sale is happening or there is a nearby event, they schedule the employee to cover, who is expected to check the schedule constantly to ensure that they are not late to work, or worse, miss a shift entirely. While some businesses at least try to keep you informed of your schedule a couple weeks in advance, others don't and are particularly bad with it. On top of the random amount of hours making a stable paycheck impossible (good luck getting a loan or an apartment), planning any events with family and friends is similarly impossible. Thought you were going to the movies with your date? PSYCHE!!! You have to work till 1 am that night, even though you weren't scheduled as of 2 days before.

Others are more malicious with it, using random scheduling to the extremes to force an employee to quit if they cant be easily laid off or fired. A Wrongful Termination lawsuit could otherwise occur if the employee did not voluntarily leave. The intention of any Fair Work Week bill would attempt to fight that, and of course it means that businesses would need to hire more workers to provide the same amount of needed coverage. They would rather only have the workers be paid to work when absolutely needed and then send them home afterwards until they are needed again, sometimes in the same day.

Sale of PPA's 8th & Chestnut lot hints at future development
