...And while we're on the subject, here is also something on the increased height of Hayes Valley Tower.

150 Van Ness seems well tied into the 100 Van Ness tower, with amenities for all of the rental apartments being jointly marketed.

I was shocked to see your posting (I live in the Essex Fox Plaza). I just got back from a 14 day trip to Belgium & am catching up on the news). I suspected at least part of the building was for sale due to the seismic upgrade happening now. I have always thought it odd that a building would be owned by two different companies - it has caused some conflict. The business lobby will be redone AGAIN! It happens every we get a new manager or owner.

^ That's a big move for Swift. This doesn't include the USPS/Starbucks portion, though, right? That's still held by Essex? Are the entitlements still good on that 11 story project there, or have they expired?

It's my understanding that Essex only owns the upper apartment floors and that Swift will own all of the retail along with the office floors.

Do we have any idea what is eventually to be done with the northwest corner of Howard & Main; the part of the block NOT occupied by Park Tower? I was down there today and it's a much bigger site than I remembered it being. It can't just sit vacant as everything around it becomes a tower, but I don't recall any specific proposals for it.

Incidentally, I also walked by the Oceanwide site and it really looks like the Malcolm folks are winding up and everybody's getting ready to dig. In fact, while I was there they were digging a small hole in the middle of the site but I couldn't tell why.

From what I remember there's a right of way for 201 Mission St that runs through the middle of the block and can't be developed, but I believe part of it will become open space/park once Park Tower is complete.

It's not a supertall and I doubt they'll build it. A lot of speculation about the motivation of this proposal on Socketsite.

No I meant that with the scarcity of land and real estate prices there ... it will soon make more sense to build skinny supertalls like NYC.

The Pacific and Battery project turned out great. It blows my mind that there are still multiple surface parking lots in Jackson Square considering the land values in that neighborhood (to the extent that people get pretty Malthusian when discussing the proposed bmr housing on Broadway).

Experts consider these buildings vulnerable to collapse only in extreme shaking caused by rare and powerful earthquakes, similar to the one that struck San Francisco in 1906.

The list, buried among the seismic calculations of an appendix in the U.S.G.S. report, includes around 40 steel-frame high rises clustered in downtown San Francisco and built between 1960 and 1994, the approximate years when the flawed technique was employed. There are more than 200 high rises in the city.
