99.99% sure caution tape was up for went paint/while catfarts worked...

I wasn't sold on the mural initially, but after going to dancing goats recently I enjoyed the murals. I am a bit surprised they only activated one of the sides of the station, so I'm curious as to what will go up on the other sides.

SPI are only in a few places in the city. Like I said, maximums are rare, but minimums are the norm. I am fine if we get rid of them both and let the market decide.

Banks can do their own thing when it comes to parking. Seems like yet another reason why the parking minimums are not needed if you think projects without parking won't get financed.

But I know there is no way my project would have been financially viable if we were required to have even one parking space. And I am sure many many more projects never even got to the drawing board due to parking minimums. Even terrible parking-lot-heavy developers / projects like Fuqua's 800 Gleenwood had to go back and add more parking spaces / slightly reduce the size of the project due to not having enough parking spaces to meet the parking minimums.

If you want bigger urban developments / more skyscrapers , more housing supply (lower housing prices), and / or better urban design you should support letting the market decide parking, not arbitrary laws.

Can't help but wonder what other Midtown MARTA designs were considered before being rejected and who the experts were that decided on approved creative. Not to worry, folks, it'll grow on us.

Speaking of growth, this coming Tuesday, June 12, is the June DRC meeting. Agenda should be released tomorrow/Friday. Maybe Ponce & 3rd??

A few place including, all of Downtown, Midtown, Buckhead and Memorial Drive to name a few of the'few'.
I'm afraid the market alone does not great cities make-- and it never will. Zoning laws are not arbitrary, but
at their best are reflective of the collective will of a democratically controlled place, respecting personal and
collective rights equally. And no they are not perfect but its the framework that we have. I for one do not
want to live in laissez-faire Houston.

Houston has stricter parking minimums and set backs than we do in many cases. We certainly do not want to go that direction.

I am not quite sure that the existing parking minimums are the really an example of collective will over that of a few vocal NIMBYs, but I am sure that means you will support and respect the public processes that is going on right now to reduce / eliminate parking minimums in the city: https://www.zoningatl.com/

So 11 of 31 floors are for parking? So 470,000SF of office over 20 floors is 23,500 sf footprint. Around your typical office building footprint. Unfortunate that they think they need one floor of parking for every two floors of office space, especially considering when this is only ~1 block from the MARTA station.

While the Midtown SPI 12 allows a maximum of 2.5 cars per 1,000SF of office space, the projected 470,000 GSF of office would allow around 1175 parking spaces as of right.
So at 750 parking spaces, they would be around a 35% reduction in parking.

It is worth noting: there are no minimum parking requirements for office or even retail/restaurants within a transit station area - which this property does fall under per the SPI zoning maps.

At 1.6 parking spaces per 1,000 sf this is one of the lowest parking ratios in town. Previous Atlanta parking requirements (market) have been hovering around 5 per 1,000 sf. This is really very good. An office of 10,000 sf can hold say 60 folks easily, but under this scenario requires only 16 parking spaces. As for the 11 floors the floor-plate holds about 68 spaces per level-- a very small footprint overall-- also I thought you guys liked height?

Height means jack, IMO, if 1/3 of the development is parking. Give us functional space.
