I noticed yesterday as I was driving south on Kenaston that the Lehigh concrete factory south of Ikea is being demolished. Does anyone have the scoop on what will replace it or will it remain vacant?

I would imagine that Terracon would extend their business park north to Ikea once the cement plant is down.

The cement plant is literally right behind the silo. They have no effect on each other.

Just looking at google maps, I feel like the density of the industrial park is cringe worthy. Makes Sage Creek look like downtown Toronto

Lehigh is on the northern side closest to Ikea and CityMix is just south behind the old cement silo buildings.

It's a funny business park because it's mostly single story engineering offices in industrial buildings. That aecom office is huuuuge!

have you seen the "business park" along the North perimeter between mcphillips & main? i was shocked to see so many buildings rise in past 2 years all to avoid city of wpg taxes

I would imagine it's a perfect storm of factors that has led to that industrial area (and others like it just outside city limits)... a shortage of industrial land in the city, relatively high city taxes, and a lifestyle choice given that so many of these small businesses are oriented to construction/automotive type stuff where the owners tend to live on big exurban lots out in those parts. For instance, I don't think the average truck mechanic shop owner is going to be driving to work from a Waterfront Drive condo.

For what it's worth the park on McPhillips is fairly small, as is the one on the NE Perimeter... the only one I can think of that has the potential to become really sizable is the one in Rosser attached to Centreport.

In terms of business parks on the edge of Winnipeg the one I think should be the biggest near term concern is the one of McGilllvary inside the Perimeter. Not sure where the exact cut line is but think the SkyZone area.

In terms of the park behind IKEA I heard it has about the same amount of office space as 201 Portage Ave. If you want to see more density downtown that should already have you scream on the phone to your city councillor.

Don't forget the RM of Springfield, which includes North Transcona, and is looking to allow business/manufacturing all along Highway 207 between Garven and Dugald Roads.

If you were the RM's, you'd likely do the same. They are no different than the City of Winnipeg. They need money through taxes, etc to pay for their residents services. This is the land they have to deal with, so it is what it is.

That being said, it's not good for the city for sure. The north Periemeter shacks they are putting up is kind of hilarious. I've been watching it for some time. Crappy stick framed tin buildings. And lots of them. If that's what people want, then so be it.

What's wrong with that?

As we've all known for a long time, it's very expensive to build in Winnipeg and Manitoba. So you build what meets your needs. Many just need a heated space with room to work and a nice slab.

Also, major kudos to ANYONE who manages to do their thing and save some taxes. As it is, some of these business owners may already live outside of the city, and provide work for people who live outside the city. And if they have clients in the city, it will certainly help Winnipeg's economy as well.

A thriving business outside the city participating in Wpg's market place is better than one in the city struggling to make ends meet. Their growth can certainly have a longer lasting effect in Wpg than arbitrarily making it harder inside city limits.

Lastly, for any company performing a lot of deliveries and requiring lots of space, being on the perimiter may very well be the best location, period. Extra savings? Nice bonus, IMO.

Is it good for the City. no it's not.
