Checked out the main floor lobby for the first time a few days ago. What a disappointment. Three stories of what looked like amateur-painted drywall. No art; zilch.

For what's claimed to be a triple-A downtown building, its more like a suburban B, on a rainy day.

I suspect your disappointment is due to the Exchange Hotel still being under construction. The hotel will share the main entrance, and I think much of that is likely behind the "amateur-painted drywall" while it's being built - in other words it's temporary until the construction of the lobby is done. The hotel opens this summer. Come back and check it out again when it's done.

In addition, I don't think National Bank has moved in either, at least based on the tower fully lit at night and looking empty inside.

Canaccord Tower stands out in that twilight shot.

... and what happened to the CF tennis courts on top of Holt Renfrew?

The art element, strangely enough, is the tile pattern on the floor. I think there are to be green elements to the white drywall that may help the look.

I'm not too worried about the lobby. Being a commercial building if the lobby is not nice enough the landlord will hear about it from its tenants enough to address it.

Membrane work being done, typical maintenance. Although the replacement scheme may only involve one tennis court and a different amenity replacing the other, I'm not sure what the plan is.

Also some elements of National Bank have moved in, a friend works there and is already in the new office, but I don't know if all elements have.

The worst drywall was the wall covering the elevator core. Three stories of Westbank-inspired water colour white.

No nothing to do with the Four Seasons. The membrane needed to be replaced and it was a good time to take a look at the highest and best use for the space. Given the popularity of rooftop and patio amenities on the new build office towers it was thought that a split of 1 court and 1 rooftop amenity could be more competitive an amenity package than 2 courts. We'll see what happens.

Facade is fantastic but I still don't like the proportions of the top of the tower when viewed in elevation. It looks like a body builder who only does shoulders.
