Thanks for sharing Airhero,
These are great studies. The city can at least change the zoning to allow for more dense urban housing. Money to upgrade the State Street Right-Of-Way may be a more difficult, I assume.

And, Sight Seer, that's a ridiculous label..."Utah, a Pretty Scary Place". "Scary"?? Really?? C'mon man. Why not "conservative".

Downtown Update - PaperBox Lofts

The area surrounding the intersection of 200 South and 300 West is continuing its evolution from a dead zone to a bridge between the downtown core and the Gateway District. Development partners, Clearwater Homes and Peg Development, are ready to expand their presence in the area with the PaperBox Lofts, a proposed mixed-use development for the 100 South block of 300 West.

The developers have submitted revised design plans to the city in preparation for a public hearing with the Salt Lake City Planning Commission for a Planned Development request.
The project will include three mixed-use buildings and a parking structure and will occupy the middle of the block with frontage on both 300 West and 400 West. The three mixed-use buildings will also front a pedestrian walkway, several plazas and a small through-street.

The buildings will have combined 183 residential units. The two largest buildings will occupy the south side of the development and will both be six-stories tall with 95 and 84 units respectively. The units will be a mix of studio, one and two-bedroom apartments. Both buildings will sit above a shared parking structure. The parking structure will include 214 parking stalls, 63 of which utilize the City Lift automated parking appliance.

A landscaped plaza will separate the two larger buildings and each building will also front street-facing plaza at the east and west ends of the property. The two buildings will have live/work walk-up units on the ground floor, but the building fronting 300 West will have one street-facing ground floor retail pad

A smaller building will be just north of the larger two buildings and will be three stories with four, two-bedroom units...

I am confused. Has this replaced the Ritchie Group project talked about here https://www.buildingsaltlake.com/commission-forwards-positive-recommendation-taller-downtown-tower/ ?

No, the Block 67 development is on the east side of 300 West, the Paperbox Development is on the west side.

Additionally, the Paperbox development is a mid-block East to West development through the block.

SLC RDA meeting today they said that the Marmalade mixed use development will start pulling permits now and should still break ground this summer. They also said Paperbox is about ready to move forward, they are negotiating the future of the Regent Street hotel property (no idea if this means finalizing a hotel or coming up with something completely different), and that they got I think 8 bids on the site of the former State Street Plaza project (255 S State) so will be interesting to see what happens to our largest public art project.

I really like those renderings of State Street. That kind of change would revolutionize that entire part of town. I hope with the emphasis on the transit lanes that an equal emphasis gets placed on the bus stops themselves. A platform instead of a curb, a nice shelter with lighting, and prominent map and schedule (unless the buses run so often that isn't necessary!), and an electronic message board. The presence of high-quality bus stops makes a place seem so much more important and accessible, in my opinion, and an upgraded street would feel a little empty without upgraded bus stops.

Agreed but it's pretty moot. This isn't going to happen in any realm like the renderings suggest. After all, these are just 'suggestions'.

I would be disappointed with a 5 story building (with 4th floor setback) on state at the Sears site. That's roughly a 3rd of the width of the street. I would much rather see 15 stories. There is no need to be so suburban there.

What they talked about in the RDA meeting referenced continued discussion with the developer on the project. If the project dies, then the RDA will have to go through another selection/proposal process.

I just know I know it's stalled out and no 3rd party work is happening. The developers have never done anything so big and it feels like a lot flip. I know that banks probably won't lend on a hotel tower until CCH is fleshed out. Too risky. That's also why we are seeing so much low/mid-rise hotel build happening downtown, (AC, Block 67 etc). The lot was really small for a tower. I personally think it's better used in conjunction with Carl's Junior for a larger, taller project.

Plus, I mean, it's Salt Lake. Any building over 10 stories tall has probably a 30% chance of ever seeing construction, anyway - if that.

This has been a no starter from the beginning. I felt it officially died last summer when a big for sale sign appeared on the building that was inteded to be a part of the project. A few people claimed that they alterd plans to not include the building because the owners wanted to gouge the developer on the property. I think that was just BS. I’ve never seen any proof of that. The sale price of building was reasonable and just a drop in the bucket compared to the overall scope of the project.

I think the developer had probably negotiated to buy the property but then backed out when they knew the project wasn’t happening... at witch point the owners listed the building.
