Always interesting wondering when CRA will put their property on sale.

They will have to find office space to move into though before they can sell. Perhaps they will move into Central City 2 tower!

15 acres of land!

I actually prefer this design over the early 'iconic' twin tower proposal too. Much better integrated with the street.

The CRA never owned the property where the tax office and collections centre is situated. They are leasing it. Doubt they will move any time soon since they were doing leasehold renovations/improvements in the back parking lot. The tax office is relatively new and they converted the first floor where it used to be open to the public, into more offices. They put up reflective glasses on the ground floor to maintain privacy. Noticed this walking by one day.

Anyone have any idea why the New Coast Capital building and PCI Groups other land at King George Hub are no longer on BC Assessment?

They do not currently appear on the assessment website akin to how schools and churches etc do not appear.

EDIT: Upon further investigation they do not have an updated assessment for 2017...appears they won't be assessed for this year? That's a lot of money as that entire chunk is worth upwards of $150 million at least.

Sure it does. Total Assessed value of 9900 King George Blvd (Coast Capital building) = $89,893,000 as of July 1, 2017 (for this coming tax season).

The rest of the property for The HUB are:

9854 KGB = $3,616,000 (2018)
13615 Fraser Hwy = $33,157,000 (2018)
13639 Fraser Hwy = $3,482,000 (2018)
13733 Fraser Hwy = $14,375,000 (2018)

So that puts the total "The HUB" property at currently $144,523,000.

Other side of the street which is 9905 King George Boulevard = $25,012,000

You can find that either on Cosmos (http://cosmos.surrey.ca) or right on BC Assessment so not sure why you can't find it.

Property tax levies haven't been generated yet by cities they typically wait until near end of May just in case there are tweaks. In the case of this, all the "LAND" you are seeing as 2018 because that won't change, but the building itself just doesn't have a levy placed on it yet by the city. That's why you won't see a 2018 on Cosmos. But the assessed value of "July 2017" = the expected assessed value for this year. Remember assessment values are made in July of the previous year for the current year.

So your assessed value that results in your 2018 property tax bill is from July 2017.

They will definitely be paying property tax rest assured.

I just saw the old University District sales centre is now boarded up, and the parking lot is always occupied. I'm hoping this means they're reno-ing the inside to launch the next phase in development.

I doubt it would be boarded up if they were reno-ing it. Plus its a bit early for them to be marketing their next phase. That phase has a new 2018 application number now - still needs to go to Council. My guess is that sales centre will now sit empty boarded up for a couple of years until the next phase is approved. Noticed today it already has graffiti on it.

Alternatively they could be tearing it down?

That's the completion date - not the start of construction - and they've been saying it for awhile.

Actually, as of less than 1 month ago Mayor Hepner was touting a 2021-2022 completion as seen here

But you know, that's what they've been saying for a while.

I hope to whatever gods people worship that this LRT project fails and flounders. It's not going to do anything well, except waste money.

On the other hand, I hope it turns out to be a massive success. I mean, I don't want it to be a waste of money.

Absolutely. I want it to be fast, efficient, cheap to run, safe for riders and cars on the road, and be an overall net positive to the city.

But we're not getting Skytrain.

I recall seeing the empty lots near Langley Events Centre being sold to a developer. Nice to see Langley building properties more than 10 stories—and a senior home too.

Thanks!

Tower in the park, but no worse than the earlier Metrotown projects.

No new rendering though...

Edit - looks like it may be marketed as "The Eminence" https://barnettdembek.com/portfolio/item/the-eminence/
