Apologies if that was your thought. Just a reminder that a lot of glass is not always beneficial to others, but looking at the H unit, that is rather little indeed.

i've never done much pure residential but unless the codes have changed i thought it was illegal to have a bedroom without an exterior window which means that space is likely to end up as a den in a one bedroom condo (i have no idea what the front foyer "den" space would actually get used for except as a foyer). besides, who wants a bedroom with the door coming off the kitchen anyway.

Question for you smart co strict ion guys.

Is there a way to make concrete different colours cost effectively?
I was just musing to myself about how it would look if our sidewalk areas were a different tone of colour from our roads. After a bit of wear the roads and sidewalks basically turn the same hue of grey. A slight bit of colour to the sidewalk concrete could add a nice bit of contrast.

Nothing bright or crazy but let’s say a milder earthy tone.

Take HSBC Bank Place, for example. While I'm not a big fan of the checkerboard pattern, it still exudes far more warmth than your standard grey sidewalk.

Now faded, here's what the sidewalk looked like in its prime back in 2004.

My vague recollection is that adding tint to concrete adds an approximate 10% premium. Still a significant cost.

A little bit of reddish brown or even green works for me. Anything but a depression-inducing grey. >:/

Same with the old ING tower, can’t recall what it is now. I think maybe Enbridge tower.

it's hard to do anything like that with any life to it (not as in vibrant but as in time). both asphalt and concrete are primarily small aggregate bound with different binders. by volume asphalt is probably 90-95% aggregate, concrete perhaps a touch greater.

as both asphalt and concrete wear, what first wears - and in short order - is the binder material which then exposes the aggregate. as both asphalt and concrete use the same aggregate, that's why they basically turn the same hue of grey.

Looks like HSBC Bank Place will be getting a full reclad and renovations inside soon. Only issue the EDC has is with the public realm but it'll likely be resolved shortly.

I really like the tower too, but it definitely needs some freshening up. Cool that the attached parkade will also be redone.

My condo in Vancouver is 3/4 floor to ceiling glass. It faces NW (N.S. Mountains, water...). Half the time I don't even want to put a chair anywhere b/c I hate blocking the glass. The city view at night is beyond words (it's like looking at the stars) and during the day the water view is amazing.

I don't have A/C, but my windows open. It's never hot. The only issue I have is where to hang the TV. Before I decided to sell the unit (I still own it, but will sell it in the next couple of months) I was going to mount a projector screen on the ceiling so I could roll it up when it wasn't in use. The projector itself would hide in one of the interior walls. At least that was my plan.

Floor to ceiling condos are the shizz.

Working outside of Edmonton, I can tell you that, very unfortunately, Edmonton just doesn't exist on most corporate radars. It's a mix of naivety and prejudice, at the root. That and over the past few decades, Calgary did a very good job at "Calgary IS Alberta".

It's only recently that Edmonton rejoined the Canadian real estate pack, now known as VECTOM: Vancouver, Edmonton, Calgary, Toronto, Ottawa, Montreal.


For many years, there was a time were a number of national real estate brokerages stopped tracking Edmonton's office market stats. I think most are back now.
