The 2nd, taller tower crane at Union started coming down early this morning and is basically gone now. Not sure if they'll keep the pieces in the area for Mirabella or the hotel that's supposed to go on the remaining part of that block. Anyone have info?

Wow great rendering. Better than what was part of their approval package originally. I wonder if they will have to resubmit thru the DRC? I assume not if they are breaking ground in May.....

Bunch of development packets from the DRC available today:

The Collective (21 story proposed next to Westin at SWC of 7th St./Myrtle. The previous proposal at this site did not get City Council approval in part due to its clear orientation as student housing, which led to ASU protesting the proposal. No overt student housing this time, and the packet indicates ASU is on board (or at least is in communication with the developer). But the developer seems to basically do all student housing. So

Gilbane Mixed Use at Terrace/Apache. Disappointed somewhat, but not overly so as I didn't expect much. It's pretty much the standard apartment schlock, vaguely geometric 6-story apartment building. It does have a "corner" section on the corner at Apache/Terrace, which is nice. It has surface parking, but not too much. It has a huge frontage on Apache (700') and seems to have a reasonable amount of variety, including ~12,000 SF of retail.

Proposal to finish 6 townhomes off Roosevelt in a development that only got 4 of the proposed 10 townhomes built before the recession--always nice.

Apartments/retail mentioned a while back for Rio Salado/101, just east of Streetlights project. Pretty blah--lowish density (32 du/ac) and surface parking. It's too bad no one treats Rio Salado as a pedestrian street, especially with the possibility of a street car extension and the Novus development there eventually. But that ship seems to have sailed, as basically nothing along Rio Salado is pedestrian-oriented.

I am hoping that the City fights to re-orient that retail corner of the development on Rio Salado. Not sure if they will though. Rio is a mess in that portion of Tempe....TMP is oriented inward with the exception of Portillo's on the corner and then you had the higher grade of the Streetlight/ Freedom Financial redevelopment which is 'above' the street. At that least that development's retail pad calls for a floating patio over Rio Salado.

I don't recall seeing the FAA obstruction report for this one. I guess if they place it just right it could reach the whole construction area.

I know the entire corner is fenced all the way to Chili's...so is ASU doing site prep work for the Omni as well or is it all just staging for Mirabella?

I believe you're right on the money--they've done two obstruction evaluations for what appears to be two cranes, one 247' and one 332'.

Thank you both for finding that info so quickly That's going to be a busy area with 2 cranes for Mirabella, 1 for the Canopy by Hilton across the street and then (hopefully sooner rather than later) 1 for the Westin and another for the Collective and possibly the Hayden as well!

I was driving around Tempe yesterday to look at the construction after flying in from out of town.

I have to say it was one of the first times flying in and seeing all of the cranes that Phoenix truly felt as big as it is to me.

That being said, The Grande at RIO has a lot of construction going, it looks like they are building the apartments and the 1st office building at the same time. The Union and Maribella + the potential additional towers are really going to change Tempe and Mill

They are painting the Lofts at Rio Solado and ...its not a an improvement. I am a fan of moving away from brown and tan Stucco, but that doesn't mean it always looks bad. They are painting it like grey-blue and green and it looks ...not good. This is a case where the brown is better.

Yeah I saw them painting the Lofts. Same-ish color scheme as Nexa with the blue/grey/offwhite. Not a fan. I think I'd even take the desert brown first.

I am finally getting sick of the stucco all around. When I first moved here, I thought it was kind of neat and different. After getting used to it, I realize how cheap and generic it makes everything look. Edison is even going stucco.

I know it's cheap, but there ARE other better materials that are nearly as cheap and look way better.

Hold up:

EIFS is not stucco. Stucco is that plastery spiny crap they slathered around chickenwire and was a hallmark of 1980s Arizona construction.

EIFS is pretty much standard in the industry today and can be painted whatever color you want. For curtain walls, there aren't a whole lot of options besides metal and glass which are much more expensive and often don't offer the thermal capabilities that has which is especially important here.

The other option is fake brick veneer and that's garbage in any not-small quantity.

Unless I'm significantly missing something--what other materials are there that you suggest?

Interesting. I wasn't aware of this distinction. Maybe the problem is not so much too much stucco, but too much beige. Paint it blue, red, green, purple, or anything else and I'd be much happier with it.

Yea, I'm not a materials engineer, so I wasn't aware of the differences either. I knew they used insulation underneath, but I was referring to the top coat they use which "looks" like stucco. That grainy look that resembles the paint on my living room walls is what I don't like.

After reading up on EIFS, it seems it is just the top coat on top of the materials underneath that resembles stucco. It seems like they could use something else as a coating. Maybe just something that is smooth and has gloss to make it look less generic? I wouldn't see that being a huge jump in costs.

The new paint scheme looks MUCH BETTER. I'll take it even if I am in the minority. You all can enjoy your desert tan that will be the color of the Grand Broadstone box going up behind it.
