The Collective (21 story proposed next to Westin at SWC of 7th St./Myrtle. The previous proposal at this site did not get City Council approval in part due to its clear orientation as student housing, which led to ASU protesting the proposal. No overt student housing this time, and the packet indicates ASU is on board (or at least is in communication with the developer). But the developer
seems to basically do all student housing. So

Gilbane Mixed Use at Terrace/Apache. Disappointed somewhat, but not overly so as I didn't expect much. It's pretty much the standard apartment schlock, vaguely geometric 6-story apartment building. It does have a "corner" section on the corner at Apache/Terrace, which is nice. It has surface parking, but not too much. It has a huge frontage on Apache (700') and seems to have a reasonable amount of variety, including ~12,000 SF of retail.

Proposal to finish 6 townhomes off Roosevelt in a development that only got 4 of the proposed 10 townhomes built before the recession--always nice.

Apartments/retail mentioned a while back for Rio Salado/101, just east of Streetlights project. Pretty blah--lowish density (32 du/ac) and surface parking. It's too bad no one treats Rio Salado as a pedestrian street, especially with the possibility of a street car extension and the Novus development there eventually. But that ship seems to have sailed, as basically nothing along Rio Salado is pedestrian-oriented.
