Yes, there were a couple there when I was taking my pics and I went out of my way not to get them in the pics. I think they saw that I was just taking pics of the new building and they moved away for a bit and then I got my pics and moved on.

What you see is what you get. There's no more to come, at least for now. The owners of the buildings to the west apparently didn't want to sell to Wall - or not at a reasonable price. It'll be interesting to see how an architect for a project on those sites will handle designing for the rest of the block - but that may not happen for many years.

is that where they are? I've always wondered where our hooker district is.
There used to be a show that followed the police around for a TV show and the one show they stopped a guy with a hooker in his car just down from ths new building, and the cop was like does your wife know you do this and going on making the guy feel awful

I remember when they were on richards and seymour

The cities in the lower mainland sure don't like opaque balcony glass. Which is odd since wouldn't that help reduce solar gain? The clear glass on the balconies especially the ones sticking out on the side doesn't look as good as it could

CF Interiors has moved down to that area now, it's really changing.

The only one I can think of is Stella at Kingsway & 12th
- but that balcony glass is like spandrel glass (translucent),
it's not fritted so doesn't allow you to see through.
On Stella, they should have been coloured panels.

Solar gain isn't as big of a problem in a temperate climate, or in residential buildings.

Unlike an office building, you can generally just open the window in the summer. I'd much rather be able to have more light, than have a bit of excess heat a few days per year.

I get the impression you've never lived in a south-facing apartment unit, or any unit that gets appreciable direct sunlight. I've lived in four over the past number of years and they are absolute kilns in the summer. Few days a year? HAHAHAHAHAHA. Just stand outside a London Drugs on the first real sunny day of the year and watch how many people walk out with just-purchased portable fans or a/c units. I kid you not.

oh it is a problem. my grand parents have a South facing unit on the South West corner of a building. it gets sun from basically morning to night. the building has no A/C and it can get up to 35/40 degrees. windows all open on the 31st floor and you'll be luck if it gets lower then about 31/32.

it is an issue for any south facing unit, that's for sure.

Not as big. Solar gain can be an issue in my office tower in late fall or early spring.

Units have started popping up on Craigslist. A tiny 546 sqft penthouse unit is listed for the strange price of $1,988. Okay view towards Downtown, however I would not pay that much for an unappealing location as this is.
