For a building that size, that's a large proportion of 2 and 3 beds. Good to see. I can't see that many people complain, and/or that many people complain and alter this project, affect it, especially knowing the surroundings apartments around it and developments on 4th. The one thing to note here is the implementation of the wider sidewalk dedication on 4th of an extra metre.

Finally! A plan from a developer to save the Hollywood Theatre and add 40 condos on the adjacent site.

A development company has applied to the City of Vancouver to restore and revive the former Hollywood Theatre on West Broadway near Macdonald Street, and build an adjoining mixed-use retail and condo building.

The company, 4184 Investments, Ltd., is proposing that the theatre – which was built in 1935 and closed in 2011 when the building was sold – be restored to its former glory, and includes a comprehensive operational plan in its application...

Some of you might be humoured by this. For a small infill project our family units were too large as per getting a DCL waiver and having the rents set at the cap rate mandated by the City (which is lower than market). So we are either forced to make the units smaller - these are 2 or 3 bed units - and get a DCL waiver, or not take the DCL waiver and charge higher rents.

Planning for the Future While Respecting Heritage- The UDP Approves 936 Main St

I'm glad that they're saving that little building. I have always thought it was just going to be demolished, but it will help keep the character of lower Main St alive. The project itself is decent infill, it's so nice that projects being built Main and east are generally not blue-ish-grey messes of spandrel.

And it's good to see that they build them right to the property line and don't have odd setbacks like along cambie or west end

That Main St project is the Feather something-or-other native health social group social housing project that's been in the works for a while, I assume? If so, I recognize the material use and design look. Fully thing is a sign went up on the property a while back for a contracting service, I'm sure, and it looks identical to Form Real Estate's logo.

The native housing project is the 50' frontage to the south. This will be on the 25' retained façade next to the American (ex Electric Owl), and the vacant 25' lot next door.

Then I'm super surprised about Main's façade. I thought the City and community was having a bad time looking at those facades over the last 20 odd years, the straight concrete and wanting more brick or variation. Guess they're pickier on some than others, must have been the character element. Thanks for the posts and clarification.

The model shows a brick texture on the facades
The north and south elevations in the City report shows an elongated brick pattern and state:
"Exposed concrete cast to architect's approval finished with No. 2 coats paint to architect's specifications"
The west façade does not show a pattern.

Really good to see that site getting redeveloped AND the cinema preserved/restored. I think this could be a model for many of the local neighbourhood cinemas that is a win-win for all concerned.

The Rio Theatre would be perfect for such a plan (although I doubt the Rio's owner, who is currently fundraising to save it, would be able to fundraise enough to make this happen by herself).

I hope the Park Theatre (Cambie/19th) one day goes this way too. The whole block could do with additional residential density, but the neighbourhood loves the locally-owned and run shops very much and don't want them all replaced with big chains combining all of the CRUs, that would displace the local stores. A mix of neighbourhood stores and a mid-sized anchor, underneath several floors of residential, plus the cinema in the back, is a great combo for this kind of project.

Precisely, it's exposed concrete in a 2X4 pattern, and painted concrete on the West and East façade. I was under the impression from other UDP and City meetings that this was frowned upon and even inserting conditions on better façade treatments for approvals.

.. plus the design of the building wouldn't require much brick to clad the west facade.
The north and south sides would presumably be butted up against by future projects.
