Aha, so that's the reason TD is moving outta there.

Looks great, It's a very ambitious project. The High density area will likely take quite a while to be developed.

It is a great project. Hopefully the unemployed hippies/complainers will have had their fill from the last protests and this project can keep rolling forward.

I don't remember the potential connection to the commercial area across the tracks being there in the previous design. While I can't foresee this spiking local traffic, I wonder if this will be an issue brought up

To be fair there can't be many options, there's an RBC logo on half the buildings downtown lol.

Their existing space is pretty awkward, it's also really outdated. I wonder if they'll be completely moving or just moving the tellers over. New space doesn't seem like it'd be as big, as there are lots of back offices at the existing space.

I had the same thought. Because all the rest of that area is being reno'd right now at TD looks like it's stuck in 2002.

TD is moving because of the RBC branding of the building.

Noticed MNP is moving into True North Square. Were they not a tenant in 201?

The big banks over the next year or two and moving towards shutting down a lot of tellers and putting in smart ATM's. Maybe that is what they are putting there and they will get rid of the tellers all together.

I heard that all the empty space in 201 Portage will be filled rather quickly by a Winners/Home Sense.

Kidding aside, I'd be pretty surprised if Harvard didn't have some sort of plan here. They seem like too savvy of an operator to just passively let a major asset slide.

Is it just the TD branch that is moving? They have several floors of office space in that building too, dont they?

Yes, a while = "not in your lifetime."
There will be cheap, stucco, inexpensive, low-density — housing built on a lot of fill (because it's all low swampland). Enjoy.

So what are you supposed to do when you're supposed to meet with the bank for an investment issue?

Make an appointment with an account manager or financial advisor. They are just getting rid of tellers in banks.

What does a "smart ATM" do over and above a regular ATM does which will be replacing tellers?

receive cash deposits, no envelope deposites, transfer money between accounts and even clear cheques at the ATM. You'll be able to choose bill denominations. Also you should be able to exchange a certain amount of currency.
