It’s on the midtown DRC agenda for Tuesday along with the hotel south of the Fox:
https://www.midtownatl.com/_files/docs/drc---agenda-021318.pdf
“FOLLOW-UP APPLICATION: Dual-branded Marriott hotel (640 Peachtree St.)
New construction of a 14-story dual branded hotel building with a ground floor restaurant and lounge/bar having a total 285,000 SF. Above the ground floor the building includes 5 levels of structured parking along with 8 floors of hotel uses having 282 total guest rooms. The site is accessed by pedestrians along both street frontages but only accessible by vehicles from Ponce de Leon Avenue via a circular drop-off area and ramp to the parking deck. The developer is Noble Investment with Lindsay Pope Brayfield & Assoc. Inc. as the architect and Kimley-Horn as the engineer.

NEW APPLICATION: Mixed-Use Development (1150 Spring St.)
New construction of a mixed-use development including two towers: A 250,000 SF Office in the north and 360,000 SF (338 unit) residential to the south (known as NOVEL Midtown). The lowest floor levels provide an unspecified amount of lobby and retail uses with 4 stories of podium parking above totaling 793 spaces. Above the podium are 10 levels of office space to the north and 14 levels of residential to the south. Pedestrian access is primarily from Spring St. while auto access is proposed via one curbcut each along 14th St. and Spring St., along with two along Williams St. The development team is Greenstone Properties and Crescent Communities with HKS and Niles Bolton as the architects and Kimley-Horn as the engineer.”

Selig's "The Works" project looks great, from the site plans I've seen they're doing their best to avoid a super block type development. That whole area of West Midtown (?) is doing great, but the railroads, existing land uses, and infrastructure out there really limits connectivity and the ability to move traffic and people. It'll be interesting to see what happens as these projects begin to deliver - will traffic become a nightmare?

Lindbergh Center TOD

  • Preliminary planning is underway to continue development of one of MARTA’s first forays into TODs. Upper East Side is hoping to bring more than 200 residential units, a 143-room hotel, and 18,000 square feet of retail space to lots fronting Piedmont Road.

Does that seem like an absurd amount of parking to anyone else?

No-- quite the contrary. Atlanta norms are 5 spaces per 1,000 sf for Office (In this case 250 x 5= 1,250 spaces) and 1.5 per unit for residential (338 x 1.5 = 525 spaces). This development would have 1,757 spaces if developed in a typical ATL way. So yes, its exceptional for its LACK of parking--

I wonder if the tenants who will have that ugly yellow thing cutting across their view will get a break on their rent?

From the Atlanta Business Chronicle:

Report questions whether Anthem Inc. might move HQ to Atlanta

The article speculates that Anthem may be considering not just locating their IT Center in Atlanta, but also relocating their Corporate HQ here.

This may be one of the "big corporate relocations" we keep hearing rumors about.

Anthem has $90 Billion in revenue. This would be a major win for Atlanta. Appian, a software company based in DC, is close to making a decision to move to Midtown and bring 1500 jobs as well.
