That's fair. I just would have used those words instead.

That's all true, but imo one thing that gives the city something different and adds some historical context /sense of place is the fact that much of the highrise development is along the Peachtree Ridge, the old native american trail used by the cherokees and the creeks. The density along the ridge is interesting and unique I think. ...now if we could get a nice streetcar running along it that would be awesome. ....and I love the single family homes adjacent to an urban corridor from midtown to buckhead.

Lack of density? Isn't Midtown well over 10,000 people per square mile at this point? That's not nothing.

Thank you. Atlanta is not a city that is even anywhere close to realizing its potential. What's fun about Atlanta to us enthusiasts is watching things transform and evolve before our eyes.

We most likely won't be a Chicago, San Fran, etc. during any of our lifetimes, but we can certainly become much more of an urban destination for leisure travel and also become a much more exciting place to live if we grow in a smart way.

Le sigh...I keep thinking one day I’ll open this thread, and something big will have been announced.

A handy chart-- FYI Chicago is considerably more expensive than Atlanta (Housing is 64% more)--

It's not even all of Midtown. I would say it maybe half or probably less than half of Midtown. That photo ends at 10th Street and includes Georgia Tech campus. I would include at least up to 16th Street as Midtown or up to Brookwood.

Pan to the right and you'll see the whole image, Pine Street to the Buford Spring Connector

Those broad looks don't tend to be good metrics, as they include large areas that aren't really comparable. For example, is this using metro? Does it really matter to me, someone looking for urban living, that cheap housing in far-flung suburbs brings down the supposed housing cost-of-living in Atlanta compared to more mature metros?

Go look at RedFin or something. The urban part of Chicago is relatively cheap.

Building permits filed this week for townhomes at 2015 Rockledge (Piedmont/Cheshire Bridge area) and La France Walk (Edgewood). Land Development permit filed for townhomes at 1261 Virginia Ave. Quality control permits filed for townhomes at 1160 Custer (Grant Park).

My old apartment in a high rise in the Gold Coast area still rents for $1600/mo for a studio. Comparable to midtown.

I think developers decision to build apartments vertically and not horizontally over the years in ATL should be a factor. Why have many Bronx-style like vertical apartment high-rises that are ugly as #%#@ for the sake of denisity.

More information on 14th & Spring:

Today's Curbed article: https://atlanta.curbed.com/2018/2/7/1698...greenstone-development-apartments-office

Developer's promotional website: http://www.getgreenstone.com/portfolio/14th-at-spring/

Developer's promotional brochure: http://www.getgreenstone.com/wp-content/uploads/2018/01/14th-and-Spring.pdf

I think these guys might be angling to get the regional Whole Foods HQ which is rumored to be moving to Midtown from OTP.

This one will likely show up on the Midtown DRC agenda soon.

This is egregious. How can they get away with redeveloping the land and keeping the billboard fronting 14th. At the very least put the billboard onto the building, sort of times square like.

The DRC better tear that street level apart. This should be a gateway to Midtown and should be required to meet the street that way.

Per City of Atlanta GIS, the billboards are on separate, tiny parcels of land that are owned by Clear Channel and CBS... the billboard companies. I'm sure the developer doesn't want them in front of his building, but the advertising companies may not be willing to sell at a reasonable price.

There's also a third small parcel (between the two billboards) owned by GDOT. I guess these small parcels is also why the building is offset so far from 14th (with the trees and such).

Seems to me that the tiny parcels would be worth more when they could be developed with the entire parcel-- they're pretty much worthless if this development is completed. But maybe those billboards are lucrative...
