well damn, and you're right.

they're trying to downplay it but it sounds like they're downsizing a lot from their current operations.

these mergers always screw over the losing city, eventually.

This is pretty huge news. Could be a great example of historic preservation that helps to jump start the neighborhood. I hope they do some work on the bridge that connects to Castleberry Hill.

Atomic Entertainment Releases updated renderings for Pullman Yards

Source: https://www.bizjournals.com/atlanta/news...-atomic-entertainments-pullman-yard.html

Quote:
Atomic Entertainment on Jan. 31 released the first images of its planned redevelopment of the historic Pratt-Pullman Yard, which is set to kick off this summer.

The project will cost more than $100 million.

The company, whose founders are Los Angeles transplants Adam Rosenfelt and Maureen Meulen, plans to keep the best elements of the old railyard and make improvements that will pay tribute to its industrial roots.

The new renderings show the site's buildings, some of which date back to 1904, restored to former glory and surrounded by fountains and walkways.

Atomic's plans for Pullman Yard also include one sound stage, a boutique hotel, an outdoor concert venue, residential, office and coworking space and an incubator. The project will cost more than $100 million to complete.

Atlanta City Council designated Pratt-Pullman Yard a historic landmark district in November 2017.

There's a shake-up in the marketing team for Opus Place, according to ABC. It's behind a paywall, of course.

In November, site work began on the project, but developer Olympia Heights Management is still negotiating with a general contractor that can take construction vertical. There is no word on when that phase of the project may start. A lot will depend on the amount of pre-sales Olympia Heights can generate for the proposed tower.

Olympia Heights’ plans have been overhauled multiple times, as it appears to be adjusting to feedback from potential buyers and the market’s dynamics. For example, the project was once proposed to soar up to 74 stories, then scaled back to 232 units, then changed again to about 189 units last fall.

It’s now back to ranging from 200 to 225 units. Floor plans are also being redesigned. Entry-level prices for the units have dropped to about $500,000.
Is this now back to above 65 stories? Weird - the whole project is just weird.

Seems like conflicting information. It would seem pre-sales were strong if they increased the number of units, but the fact that prices are now much lower makes that questionable. And if they can't get a GC, that would also indicate they're not where they need to be on pre-sales (?).

Might be time for folks to start admitting Libertarian may have been right about this project. The whole thing is just sketchy. As many have said before, just because dirt has been moved does not mean the project is guaranteed to start actual vertical construction.

Maybe. Weren't they still blasting rock a few days ago? If this doesn't end up happening, it might be among the most expensive dead projects in Atlanta history. Expensive designers, a high tech sales center with big name sales team, and rock blasting all for naught.

It's not quite dead, but not exactly alive. Zombie project, maybe?

Hard to call it dead when there were dozen people on site today. 🞵🞵🞵🞵🞵, but it's more alive than SLS or Eviva....

Nothin' compared with Skyline (? - Lindbergh building) or Streets of Buckhead. Those ones were vertical.

Yeah, Streets of Buckhead occurred to me after I wrote that post.

Is that fountain feature in the middle of the grass? Whose bright idea was that?

So Karen is leaving the project? Oy! She is quite accomplished and has a large international client list. Why do I hear the Funeral March of Queen Mary in the distance?

I was really rooting for this project.

If the number of units is up and the starting price is down, it sounds more like they're reconfiguring some floors to have smaller units.

That's exactly what's happening.

Yeah, I don't see this as all doom and gloom that some people are making it out to be. They are saying they're redesigning to add smaller units at a lower price point because their research suggests there is demand there.

Are there plans to develop the last surface lot at Tech Square?
