I wonder about the economics of it though, unless it's an envelope issue they're addressing. This is a very heavily-used medical-services building, and will never be anything more than that.

Trust me, she was/is a tired old building. I don't debate that.

This is not a new building, in fact its already topped out. Updates can be found in the New Emily Carr University Campus thread.

It wasn't a tired old building until they destroyed the beautiful 1950's mosaic tile facade in the 80's and covered it in stucco. The reno is great but the original tile was far better. Wish I could source a pic.

This is the project that was hiding/blending into the 1296 Station St. Model. Whether it passed UDP or not is something we'll have to wait for the minutes of the meeting to find out. I find it interesting how the colour has been changed to a more monochrome style. That said, the courtyard space looks really promising.

Thanks for the updates!

I don't mind this one - just because it's supposed to be a mess of spandrel and the randomness is intended and fairly well spaced.
The podium is the lousy part.

Rio Theatre listed for sale, as what else, potential condo site:

The Rio Theatre, Vancouver’s beloved indie arthouse known for its midnight screenings and drag shows, is for sale. But the curtain isn’t falling on the Commercial Drive staple just yet.

On Saturday, a pamphlet advertising the property, located at 1660 East Broadway, was listed by real estate group CBRE as a 6,350-square-foot “high-density residential development site,” suggesting the popular venue might soon become just another condo development...

Much Office So Space

Given some of the discussion in the Amazon HQ thread, I thought I would compile a list of office projects that are either under construction or in the pipeline for Vancouver's Metro Core. Considering the Daily Hive Article mentions the projects at Great Northern Gateway alone equals a 1/4 of the office space HQ2 wanted, I think there's plenty of evidence the market feels there's a huge demand for more office space in our region's hub.

988 W Broadway - Nearing Completion
821-825 W 8th Ave - In Stream Development Application
425 W 6th Ave - In Stream Rezoning Application, Passed UDP
339 E 1st Ave - In Steam Rezoning Application, Passed UDP
102 E 4th Ave - In Steam Rezoning Application
110 E 5th Ave - In Steam, Rezoning Application
349 W Georgia - - In Steam Rezoning Application, Passed UDP, Redesigned?
400 W Georgia - Public Hearing Feb 20th
401 W Georgia - Preconstruction underway
601 W Hastings - DP Granted
615-675 W Hastings - In Stream Rezoning Application
1090 W Pender - In Stream Development Application
1290 Burrard & 1281 Hornby - Preconstruction underway
320 Granville - Nearing preconstruction
1133 Melville - Public Hearing March X
565 Great Northern Greatway - Nearing Completion
753 Seymour - Preconstruction underway
1296 Station - In Stream Development Application, Arrived at UDP
901 Great Northern Way - 2020?
Great Northern Way + Thorton - Post 2020?
The Phix Health Exhange at VGH - hoping to start construction this year
Plus the the many small projects going into "Mt Pixel"

Obviously there will be new office towers as part of the St. Paul's relocation, as well as the rumors I've heard that the Creative Energy Building will now be fully office space, but until we have actual numbers, listing them felt like jumping the —.

Keep in mind, this list is mostly newly created space, and not just a conversion of or addition to existing sites, which is also happening. I thought about listing the newly completed Stock Exchange site, but aside from how there were predictions of how it would never be filled, I felt that it was completed too long ago to count. Can anyone think of any other projects that I may have overlooked?

I've heard that the Kia dealership on Marine Drive has also sold and will feature a large amount of both retail and office space.

Incredible to me that this kind of density seems to be okay here (and at River District) but anything near transit seems to be an uphill battle every time. The Cambie plan calls for townhomes and SFHs within walking distance of stations but this is fine?

Good point! I copied Feathered Friend's list over there, and added a couple of other projects.
