One would think a Vancouver developer would have better taste.

The city should never have approved that.

Yes, please! I think more people would move downtown (or in the surrounding neighborhoods) if townhomes are built. Not everyone wants to be in an apartment or condo (or high rise). A little yard goes a long way in attracting a demographic otherwise not interested.

That would be incredible, me too. Do we wait for developers to do this, or is the DBA pushing for this?

I would say that most people are pushing for this, be them planners, the public or organizations who want to ensure that we have a variety of offerings to more demographics in the core.

Heard that some updates will be given in the next week regarding the Healy development. Hope the project is moving forward.

Great photo!

This is one of my favourite construction threads in the Canadian forum right now. Edmonton is changing so much and it's exciting to see it evolve.

Is this Studio off Whyte?

If so, the site says the following about the building:

"Timeless wood cladding and handmade brick exterior features compliment the heritage character of the neighborhood"

Never heard of this group. Sheesh, not even an address on their website.

that's pretty easy to answer - most of the product Coldrsx is referring to in vancouver sells for multiple times what purchasers are, so far at least, prepared to pay for product in edmonton.

the average/median pricing for condos in vancouver is between $1,000 and $1,200 psf. the average/median pricing here is still under $300 psf.

new higher end product in downtown vancouver is now priced starting at $2,300 psf and up - three times what would be considered higher end product here - while better quality suburban product in vancouver easily sells for more than twice what would be considered in that market here.

part of the reason is that condo pricing here still has to be relatively attractive when compared with single family housing. when you can still get an "average" single family home in edmonton for under $400,000, you're not going to see too many $1-2,000,000 condos and that's the price range of what the pictures being posted.

unfortunately, it's not rocket science. if you and fifteen friends want to borrow enough money to build that product here, i'm sure there's at least a dozen edmonton developers that would be more than happy to sell them to you...

So heard today that Aldritt is now 2 towers. Hotel portion would prefer separation of the residence and hotel portions. Cannot confirm this though.

South Park site should start up again in the spring, some remediation is required.

That is part of it Ken, but your numbers are a bit off. Where these 3-5 storey are are not Downtown, but rather south west, east. These are often rental rather than condo, but would go for 500-600/ft in many cases, sometimes less as you go east. Rents are actually not much different than Edmonton, but what you get is smaller.

With regards to Downtown, we cannot compare. That said, we should be able to incorporate/build townhouses for $600sqft as we are seeing with CX and rents for Townhouses such as Hendrix are ~$2400-2600 which is comparable to other major cities including Calgary, Ottawa.

Sad news. It could mean a couple of dinky 25 story towers ... that any developer could have slapped up. I can't recall - was there a minimum floor count that had to achieve for the development?

So could that be interpreted to be 2 towers that total 40? If so quite disapointing - as that was a legacy park that was offered up by the City. That is going to make a lot of people angry to lose that park and view for 2 small towers, given the developer and some bureaucrats wowed the public with a trophy tower. Frankly I would want the land back.

let's be clear; the land is scrub brush on a currently unusable hillside not a park in the formal sense. It may be considered roughly as parkland, because it forms the edge of the river valley.

As well, if this still incorporates the podium into the hill side, the view isn't lost just located lower down the embankment and "privatized".

I'm not sure why the COE would want this land back in lieu of the land at the end of the Quarters spine where a top of bank park is planned to be built.

Am I missing something?

I'd take 2 high end 40 storey towers over one 80 storey glam tower that would look like edmonton's displaced burj khalifa .... any day of the week.

If they just built two 40 storey Fox towers, then I'd have an issue :/
