I disagree. The shorter tower is needed to add some density to Chicago Ave. Chicago Ave needs some enclosure as it is lined by too many minuscule buildings, or even nothing at all in some places

They could build the main tower taller, then in time add a second tower to add the density to Chicago Ave.

As you may know, my office hosted a public meeting in October to discuss a development proposal at the site of Holy Name’s parking lot, located at 1 E. Chicago Avenue.

Over the course of the past month, my office facilitated meetings with neighborhood organizations and nearby residential buildings to solicit feedback for the project.

The proposal was scheduled to be heard at the December Plan Commission meeting. However, given the scale of the project and the ongoing collection of community input, I have requested the item be held for a future hearing, to ensure that we receive as much feedback as possible before allowing the project to move forward.

Furthermore, my office has received numerous inquiries regarding the project’s potential impact on traffic and congestion in the neighborhood. As a result, I’ve tasked engineers at the City’s Department of Transportation and Chicago Transit Authority, as well as the developer’s traffic engineering team to provide a detailed analysis of the project’s influence on traffic, coupled with solutions to improve conditions in an already congested area.

It is my firm position that traffic congestion is an existing issue at this location, and new measures must be developed and implemented to improve traffic flow at this vital thoroughfare, regardless if a new development is built.

Cancel the Second Tower, Build a 1200-1400 foot building, would attract a lot of tourist and would impact the skyline. As for adding density I would say make a 5 story building for retail.

The second tower is like an ungraceful thumb, basically. I think it'd look a lot nicer with a continuous setback around the corner as one tower, akin to the massing shown below for One Grant Park, and similar to Vista, obviously. The only downside is that the floor plans might have less utility for office space, though you could put residential there and bring offices to the wider sections of the main tower. Although I agree, I'd prefer all density to be vertical, leaving a gigantic podium with nothing to fill it out is a bit awkward.

I think in this instance its necessary since there will be no alley. Think of the two curb cuts this project calls for as the 2 curb cuts you would normally see on this block if it had an alley instead of the existing parking lot.

Additionally, the curb cut is supposed to divert more traffic off the surrounding streets. Something that should probably help sell this building's chances, since everyone (alderman, residents, whatever) bitches about stopped/double parked cars on the street.

If you're talking about OCS's design, the setbacks, though there are a lot of them, are not nearly as relevant to the overall form of the tower. Those on the front are, but on the back they appear more as decoration than anything else. OGP's are more Sears-esque in how much they cut out.

^Yes my understanding is that GP is only directly responsible for the main tower. The podium, shorter tower, and retail piece on the NE corner are in HPA's scope.

OCS is in this month's Plan Commission, and both towers got a height increase (1012 ft & 654 ft respectively)
