I like the building that's going over Market East (the station). I would, however, prefer whatever goes south of Market to be taller than what we saw in the one rendering.

My cousin who works for Comcast said they're searching for an architect for Comcast III.

I am not a big fan of Pelli. IMO, his best work is Cira Center. With Torre de Cristal (Madrid) and The Landmark (Abu Dhabi) next. Torre de Cristal is like a tall Cira Center and would fit well in the Comcast Complex. I hope they don't tear down the Robinson building and consolidate it with other lots to build a tower on the south side of market (is that the 1000 block?). I like the individual small shops in separate buildings feel, like on the 200 and 300 blocks of Market. We don't need to tear down everything for all towers and big retail spaces, just better retail tenants. It's a shame the city capitulated on the Robinson's historical designation, it is a really special, one-of-a-kind building.

Pei Partnership Architects would be ideal. Or Foster again. Please no Stern, Pelli, or Viñoly.

Also would be open to SOM, maybe KPF.

I like the small footprints and unique look as well. The small footprints are why West Walnut and Chestnut have character and ambiance. But I think they will indeed do this as to the Robinson building. PREIT has said as much. That said, there are other blocks in East Center City that are like this. Aside from that parking garage and parking lot, the 700 block has really amazing buildings, and some are designated. Eventually a highrise will replace the parking lot (one was planned but fell through) and hopefully the parking garage too. Then it will be the perfect mix of new and old and small buildinds and larger floorplate highrises.

The same Pei responsible for the Commerce Square twins and the Foster who is already doing CITC? I agree we don’t need Stern either but Pelli or Vinoly wouldn’t be bad imo.

I thought Stern did a nice job with the Comcast Center and other projects, but his/RAMSA's specialty is really residential. Not so much commercial skyscrapers. Vinoly's buildings are boring. I'd like to see SOM or SHoP for a signature supertall or near supertall in Philly. SHoP is involved in Schuylkill Yards, so...

SHoP could be very interesting, especially since Comcast is willing to spend some serious money on their buildings

Pelli is an OK safe choice. I would rather have aspirational Pei: i.e. Bank of China or Fountain Place.

Frankly I don't want something too experimental for the Philly skyline at this time. Im thinking at most something reminiscent of KPF's Ping An would be ideal.

Stern has played it conservatively for his Philly works. We need someone who is willing to present more of a daring/bold design. SHoP is known to fit this bill. CC3 needs to be bold in design, shit, I don't need it to be a super-tall-something in the 500 ft range is fine as long as the design is daring and bold.

Construction activity rose to more than $9 billion in Greater Philadelphia

When December's data is added in, the total is expected to slightly rise.

Both non and residential building rose throughout the year. Non-residential, which includes office, retail, hotel, distribution center, educational, health care and other commercial real estate projects, totaled $5.82 billion, up from $3.44 billion in 2016, according to the Dodge data. Residential construction, which includes single-family and multifamily projects, swung to a total of $3.37 billion, an increase from $2.42 billion.

The year-to-date data covers the metropolitan area of Philadelphia, which includes an 11-county area stretching from Bucks County in Pennsylvania south to Wilmington, Del.

Several large projects throughout the region are scheduled to be completed next year.

In Philadelphia alone, the Comcast Technology Center, the first phase of East Market, the W/Element hotel, and the redevelopment of the Gallery are all expected to come online in 2018.

In Camden, N.J., the new headquarters for Subaru of America and American Water are expected to be completed; as well as and several apartment and commercial projects in King of Prussia, Pa., Malvern, Pa., Newtown Square, Pa., and other western suburbs.

There are also several large construction projects that are now underway or expected to break ground including a new inpatient hospital for the Hospital of the University of Pennsylvania, the first phase of Schuylkill Yards in Philadelphia and a new hospital for Virtua Health System in South Jersey.

Historic Center City court rehab 'on life support' after tax-law change, developer says

Plans to rehabilitate the 76-year-old Family Court building near the Benjamin Franklin Parkway into a luxury hotel are at risk of unraveling due to federal tax law changes enacted last week that diminish the value of a popular write-off for such historic renovation projects, the developer behind the proposal said.

The legislation signed into law last Friday by President Trump reduces the upfront advantage of the Federal Historic Preservation Tax Incentives program by forcing users to spread the write-off over five years, a shift from rules allowing it to be used in its entirety in a single year.

The change to how the tax credits can be applied under the new legislation “significantly reduces their value and thus increases the gap” in the project’s finances, R. Donahue Peebles, chairman and chief executive of the Coral Gables, Fla.-based Peebles Corp., said in a statement. “The project is on life support.”

Costs to convert the vacant Beaux Arts court building at 1801 Vine St. into a 199-room hotel have soared from an initial estimate of $85 million, when Peebles was selected for the project in 2014, to as much as $110 million, due to delays in getting government approvals for the credit and to environmental issues with the structure, Peebles said.

The developer had requested a $10 million grant from the state Redevelopment Assistance Capital Program to defray those costs but was informed on Friday that it had received only $1.5 million.

Peebles is now working with the Philadelphia Industrial Development Corp., which has been coordinating the redevelopment of the city-owned building, “to explore options to save the project,” the developer said.
