If Hudson Bay is moving in they could do heavy renovations to essentially make the space into a new building. The question is would demo + new build result in a cheaper cost v massive renovation to update the existing space.
Either way time will tell.

I like that the idea of a demo enters the conversaion in principle, because we need to be logical with old buildings and fledgling opportunity...
But I can't imagine anyone entertaining a demo for THIS building if people are losing their shit over smaller, derelict shoeboxes elsewhere in the city.
