It's a great design/project, so hopefully they're just waiting for the current owner to stop holding out...

No one would use a green space that was created there, wedged between Trump Tower’s parking ramp and a condo building driveway. And the site doesn’t get any sun, which makes it uninviting.

It was used by dozens of people daily during the summer, and a handful (mostly intrepid smokers) in the winter. It did get sun for a few hours each day.

For the actual number of people that did those things, it's much better to put a building there.

It's almost comically small standing next to the humongous Trump Tower. I think the site was ok to put a building, but some added height would have made it less awkward.

Dozens of people for a space of that size qualifies it as highly utilized. And these spaces need to be interspersed throughout the city with enough frequency to make them convenient enough to be used as respites, eating spots, or places to simply gather one's self. It's still a good use of the space to have the building there, but a well-designed green space (in lieu of its prior form) would be far from a waste.

Anyone going to the presentation today for Gensler's SPECTRE (167 N. Green)? I heard this projects is going to feature pedestrian "mews" lined with shops. I'm in London right now and have found them to be a wonderful addition to the urban fabric, but I cannot attend since I am not in the states at the moment. I can see there being a demand for this, given how hot Randolph St is right now

Is all this West Loop office construction cannabalizing projects like this?

I know that it has a permit and there is debate whether it will get started, but the prospect of a small, centrally located office building in the Loop should not even be a matter of debate had the “hot” area not shifted elsewhere.

Interesting point. If that site weren't so close to Union Station would it even get built at all right now?

There was hardly any pushback regarding this project at the WLCO community meeting. One dude was basically mad his property was in a landmark district, said it was 'forced upon them. I think he's pissed he couldn't cash out like non-landmark areas are doing.

I like it. Is it just me or is that north and south facade kind of a resemblance of vistas honeycomb? But if this gets the go maybe we might start seeing more towers on the west side of Halsted. Possibly making a halsted canyon next to a future expressway canyon?

That's a shame that it's now a corporate Gensler toss-off. It (unconvincingly) co-opts the local aesthetic du jour and is oppressive in its presence (even in a rendering). I was hoping for something that touched down a little more delicately...

Tower is kinda blobby but I like the base. It's got a sort of private/civic pedestrian arcade thing cutting through it.
