The pic really shows the massive scope of this project.

So, a guy on shaggy that contacted me early in 2016 about 900 Congress, 823 Congress & parking garage, and Cielo trying to develop it or sell it, got back to me today after I had asked what's happening.

Cielo sold 823 Congress, the parking garage at 900 Brazos, and the surface lot at 109-114 9th St to Brickman last year in September or so.

This guy told me Brickman is working on updating the façade to brighten it up, add a sidewalk café area, and possibly a restaurant on the corner of 9th & Congress.

009-012 show some black & white elevations listing these colors:

Wasn't there a plan of sorts to develop another big (like 500 feet or something) tower on that block? I even remember seeing a stacking plan for it. Some of those old downtown blocks need a shot in the arm for pedestrian activity/attractiveness.

Agreed. It's huge! I'm surprised not to see more on it.

Which block? 900 Brazos? I can't remember if there was a massing released, but I was told in 2016 that Cielo was hoping to put a highrise there, especially if they could acquire the Fox 7 building on the same block.

I believe this is being built and/or run by The Mighty Union...the same group behind Portland's Ace Hotel.

A zoning change request was filed today for a surface lot at 1624 Lavaca to up zone it to CBD-CO for a project called "Sky Austin". I didn't check a CVC map to see what's possible at the site.

Not in the CVC! I hope it's residential! And Pray it's not student housing for the sake of the neighborhood.

It's a pretty small site relatively speaking. Not really room for a parking garage. Maybe another car-free residential building?

That's what I was thinking since there's no room for a parking podium. The site is currently zoned DMU with a 120' height limit. So they obviously want to go taller with CBD zoning. This could at least be a nice slender mid-rise.

This looks a little familiar. It may have been posted before since the site was offered for sale in July 2016. But anyway, this is 1624 Lavaca which we now know as the site of "Sky Austin". The massing shows a 120' building allowed under current DMU zoning. Since CBD zoning is being sought and the site is not in a CVC, this could be a nice tower.

Here are some renderings of the plans for the exterior improvements of 823 Congress that lzppjb posted about several posts back. They want the city to vacate the parking spots in front of the building for landscaping.

The renders came from one of two backup files for the next Historic Landmark Commission meeting:

Looks like a data center!
Window-less (or limited), non descript, boxy/generic looking...
If I had the funds that's what I would build there..
